Tighnabruaich External Mastic
External mastic for Tighnabruaich and the surrounding area: careful preparation, the right product and tidy work. Call for a quick quote.
- Cracked joints where brick meets render or frames
- Sealant that has lost its bond to the brick or render
- Old sealant gone brittle and cracked
Surface by surface
Brickwork movement joints
Brick moves with heat and moisture, and grows a little over time. That movement goes into the joint, so the sealant in it must stay soft and stretchy.
Copings and trims
A failed coping joint lets water into the top of the wall. Resealing them is a small job that protects a lot.
External mastic for homes and businesses in Tighnabruaich
We are ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Porous or awkward surfaces are primed where the sealant needs it. We work on brickwork movement joints, façade panels and copings & trims, and the jobs we see most are movement joints with cracked, split or missing sealant and hard, crazed mastic that has stopped moving.
In and around a place like Tighnabruaich, many buildings face open ground and take the full weather. Outside joints on exposed walls work hard, so they need a sealant that moves with the building.
There’s a 12-month guarantee on every job.

Leave it or put it right?
Running new sealant over the old bead rarely lasts. The new layer cannot bond properly to old, weathered material, so the old joint is cut out fully first. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
The cost reflects the work involved, not guesswork. That is why we ask a few questions first.
Why choose Mr Mastic in Tighnabruaich
- Any old sealant cut out fully, not covered over
- We agree the colour with you first

- Anti-fungal sanitary silicone in wet areas

When something else is needed
We won’t take on work that will not last, so these are the limits:
- Cracks in the bricks or render themselves, away from the joints
- Loose or hollow render, which needs re-rendering
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before booking.

How to look after the new joints
How long the joints last depends on use and care. Here’s what we suggest:
- Look over the joints every year, ideally after winter
- Ask before painting over external sealant
- Deal with leaking gutters that soak the joints below
- Avoid pressure-washing directly into sealant joints
Do not paint over the new sealant unless we’ve said the product is paintable. Many exterior sealants are not designed to be painted, and paint can crack as the joint moves.
Once a joint cannot move, the wall finds another way, often as cracks near the joint. Resealing it early helps prevent that.

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Where is Mr Mastic based?
We’re based in Crawley, and we work across South East England, London and Scotland.
Can you seal over the old sealant?

Tighnabruaich buildings and the weather
Tighnabruaich is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
Around Tighnabruaich, as everywhere, external mastic is only as good as the preparation behind it.

Common problems we fix in Tighnabruaich
Some movement joints have been pointed up with mortar, often by someone who didn’t know what it was for. The joint can’t move, so the wall cracks somewhere else instead.
If you can see any of these, it’s time to have the joints looked at:
- Gaps where render, brick and frames meet
- Brick movement joints where the sealant has split
- Water getting into walls through failed joints
- Failed sealant between panels on a façade
If you live in an older home near Parish Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.

What happens on the day
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes anything from a few hours to several days, depending on the building and we leave things clean and tidy. For a place like Tighnabruaich, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We start by walking round the building and agreeing the joints and the access.
- Every bit of old sealant and any mortar or debris is cut out.
- Joint faces are cleaned back and primed if the sealant needs it.
- Backing rod sized to the joint goes in to set the depth.
- The exterior sealant is applied, tooled and checked along its length.
How to prepare
- Let us know about parking restrictions
- Let us know about earlier repairs to the joints
- For indoor joints, keep the area dry beforehand if you can

DIY versus a professional finish
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
