External mastic in Kames

Your questions about external mastic in Kames

Is Kames within the area you cover?

Yes, Kames is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Does the coastal weather in Kames affect outside sealant?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. Walls facing the sea are normally the first to need attention.

Do I have to be there?

Access is agreed with you when the job is booked. Indoors, that normally means someone at home.

Can you seal joints between render and window frames?

Yes. Joints between dissimilar materials are a big part of external work. We use a flexible sealant suited to both surfaces.

Where do you work from?

We work from Crawley. We cover Kames and the rest of Argyll and Bute.

Will there be a smell?

There can be a smell while the sealant cures, but it fades. Ventilation helps.

Is it OK to seal over old sealant?

No, it won’t last. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

Will the old sealant be removed?

Yes, every time. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.

About our external mastic in Kames

Getting the depth right is half the job. Closed-cell backing rod sets the depth and stops the sealant sticking to the back, so it bonds to the two sides only and can stretch. We work on concrete & block, façade panels and render & cladding joints, and people most often call us about rain getting behind render or cladding at a joint and sealant pulling away from one side of the joint.

Outside joints can only be sealed when they’re dry, so work in Kames depends on the weather, and longer journeys are planned in advance. Let us know about access to every wall and roofline.

All of our work is guaranteed for twelve months, in Kames and everywhere else we cover.

Common problems we fix in Kames

Many joints fail because they were sealed too deep or with nothing behind them. If the sealant sticks to the back as well as the sides, it can’t stretch and tears as soon as the joint widens.

Most people get in touch after spotting one of these:

  • Plants rooting in failed movement joints
  • Hard, crazed mastic that has stopped moving
  • Sealant pulling away from one side of the joint
  • Cracked joints where brick meets render or frames

Around Kames, as everywhere, external mastic is only as good as the preparation behind it.

What your quote should include

  • The length of the guarantee
  • Whether all the old sealant comes out first
  • Which colour the sealant will be
  • What happens if they find a problem under the old sealant

Outside joints around Kames

Kames is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Whether the job is in Kames itself or nearby, the right material for each joint matters as much as a neat finish.

Kames is about 19 miles west of Greenock, in Argyll and Bute. Jobs in Kames get the same care as everywhere else we work: old sealant removed completely, careful preparation and a one-year guarantee. Kames is one of 118 towns and villages in Argyll and Bute where we work for external mastic. There’s also a page for Glasgow, about 38 miles away.

Why deal with it now?

Low-modulus sealants stretch easily, so they put less strain on the joint edges. That matters on brick, render and concrete, which can be weaker at the face. A stiffer product can damage the joint edge as it fails. Around Kames, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Doing several joints on one visit usually makes better use of the time than several visits. You will get one clear quote for the whole job.

How the visit works

At the end, we look at the finished work together and tell you how long to leave it. The work normally takes a few hours for a handful of joints, longer for a whole elevation, depending on the size of the job. Somewhere like Kames may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We start by checking each joint, agreeing the ones to redo and how we’ll reach them.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Advice

Aftercare tips

Aftercare is simple:

  • Point out the joints to other trades
  • Leave the joints unpainted unless we have said otherwise
  • Deal with leaking gutters that soak the joints below
  • Have failed joints looked at early

Follow the cure time we give you before the joint is knocked or disturbed. The surface skins over quickly, but full cure takes longer.

Small splits are the time to act. Then it’s a straightforward cut-out and reseal.

Different surfaces, different methods

Brickwork movement joints

Brick walls have vertical movement joints to absorb expansion. They’re resealed over backing rod with a low-modulus sealant.

Copings and trims

Copings expand and contract through the day, so a flexible sealant suits them best.

Can I do it myself?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
