External mastic in Ardentinny

Outside joints around Ardentinny

Ardentinny is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

Homes close to Ardentinny Church include some older properties, and older walls, gutters and the joints where extensions meet them need a flexible sealant. If you let a flat or house near Garelochhead station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

About our external mastic in Ardentinny

Failed sealant is cut out, the depth set with closed-cell backing rod, and the joint resealed with a low-modulus sealant made for outside. The colour is chosen to suit the brick or render so the joint doesn’t stand out. If you are dealing with hard, crazed mastic that has stopped moving and gaps where render, brick and frames meet, we can put it right, whatever the surface.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Gutter joints and wall joints take a battering.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

What sealant work can’t fix

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Subsidence or other structural problems
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Loose or hollow render, which needs re-rendering

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

Surfaces we seal

  • Joints between brick and frames
  • Façade panels
  • Copings & trims
  • Brickwork movement joints
  • Render & cladding joints
  • Concrete & block

What happens if it’s left?

Low-modulus sealants stretch easily, so they put less strain on the joint edges. That matters on brick, render and concrete, which can be weaker at the face. A stiffer product can damage the joint edge as it fails. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part.

What affects the cost of external mastic

Every job gets its own quote. This is what makes a difference:

  • Whether there’s mould to deal with
  • The type of sealant required
  • The old material and how stubborn it is
  • Whether the work is at height

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Helping us quote

Photos by email are helpful but not essential. Please mention:

  • Any previous sealing or DIY work
  • Whether it’s a home or a business
  • How many joints, rooms or windows are involved
  • The address or postcode of the job

For a quick quote, get us on the phone, or email us if that’s easier. Describe what needs sealing and we’ll talk you through the work and send you a clear quote.

What happens on the day

You do not need to clear the whole room or building, only the area right around the joints. Everything nearby is protected, and the job takes anything from a few hours to several days, depending on the building for a typical job. Outdoor work around Ardentinny depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. The old mastic and anything lodged in the joint is removed.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Looking after it afterwards

So the new joints stay in good condition:

  • Act on the first splits you see
  • Never let anyone fill a movement joint with mortar
  • Ask before painting over external sealant
  • Avoid pressure-washing directly into sealant joints

Follow the cure time we give you before the joint is knocked or disturbed. Most exterior sealants skin fast but take longer to cure right through.

If you can see gaps, plants or bare sections in a joint, have it checked. Early work is quicker and leaves a better finish.

Different surfaces, different methods

Joints between dissimilar materials

Brick against render, concrete against metal, stone against timber: every change of material is a joint. A flexible sealant bridges the two.

Brickwork movement joints

Clay brickwork grows slightly over its life and moves with the weather. That movement goes into the joint, so the sealant in it must stay soft and stretchy.

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

What sealant do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.

Do you do commercial work?

Yes. We have worked for hotels, offices and other businesses, and we’re fully insured.

Do the sealants smell?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

Should I try DIY first?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs.

What does external mastic cost?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

What is a movement joint?

Most straight vertical gaps in brickwork are movement joints. It lets the bricks expand without cracking.
