External & façade joints in Ardchonnell, Argyll and Bute
Our applicators work in Ardchonnell on sealing brickwork movement joints, render, cladding and façade joints. Old material cut out, joints cleaned and sealed neatly and a 12-month guarantee.

When something else is needed
In fairness, there are a few things sealant won’t fix:

About our external mastic in Ardchonnell
On houses, flats and commercial buildings across Ardchonnell, we reseal joints in brickwork, render, cladding and façade panels. The preparation is the same whatever the wall: clean, sound faces and a controlled depth. If you have damp patches traced to an open external joint and joints where the bead has come unstuck, we can help.
Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Gutter joints and wall joints take a battering, so they need a sealant that moves with the building.
Whatever the size of the job, you get the same one-year guarantee in Ardchonnell and across Argyll and Bute.

DIY sealant or a professional job?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
Looking after it afterwards
No joint lasts for ever, but care makes a real difference. Our tips:
- Keep movement joints as flexible joints, not mortar
- Avoid pressure-washing directly into sealant joints
- Tell anyone working on the walls about the movement joints
- Keep soil, plants and ivy away from the joints
Do not let soil, plants or ivy build up against the new joints. Anything that holds water against the joint wears it out sooner.
Gaps, plants or missing sealant in a joint are worth getting looked at. Early work is quicker and leaves a better finish.
Different surfaces, different methods
Brickwork movement joints
Brick walls have vertical movement joints to absorb expansion. We reseal them with a low-modulus sealant over backing rod.
Render joints
Render has movement joints and stop beads that need sealing. They’re resealed in a sealant that suits the render.

Ardchonnell buildings and the weather
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.
For an older house near a landmark such as Dalavich Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep. Around Ardchonnell, as everywhere, external mastic is only as good as the preparation behind it.

What we do, step by step
We bring everything the job needs with us. Once we’ve agreed what’s being done, we protect the area and start. It normally takes a few hours to a few days, depending on the length of joint and the access. Outside jobs in Ardchonnell need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- Each joint is checked and the colour of the new sealant agreed.
- We take out the old sealant until the faces are sound.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- Primer is applied wherever the sealant needs it.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
How to prepare
- Mention if the joints have been sealed before
- Tell us if parking is tricky
- Clear items away from the joints we’re working on

Related advice
Why deal with it now?
Water gets in through a failed movement joint, behind render and cladding. Resealing early keeps the job to the joint itself, rather than the wall around it. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first and agree the price before starting.
Why us?
- Over 20 years’ experience
- A sealant colour to suit the surroundings
