Bathroom resealing in Kilmichael Glassary, done properly

Sealant is the soft line between a bath, shower or worktop and the wall. When it splits, shrinks or turns black, water gets behind it and into the wall or floor. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. If you are dealing with black spots spreading through the bead and water getting behind the kitchen upstand, we can help, whatever the surface.

In and around a place like Kilmichael Glassary, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

All of our work is guaranteed for twelve months, in Kilmichael Glassary and everywhere else we cover.

Common problems we fix in Kilmichael Glassary

Sealing over old silicone is one of the commonest mistakes we find. New silicone will not bond to old silicone, so it peels, leaks and hides mould behind it.

Most people get in touch after spotting something like this:

  • A messy, uneven bead from a previous reseal
  • Water getting behind the bath panel
  • A reseal done over the top of the old bead
  • Leaking joints on a shower screen

In the older streets around Kilmichael Glassary Parish Church, walls and floors in older homes can move, and sealant and grout show it first.

What your quote should include

  • What happens if they find a problem under the old sealant
  • Who turns up on the day

Why act early in Kilmichael Glassary

Tired sealant isn’t a reason to replace a bath or shower. A new bead often brings the whole room back, as long as the fittings themselves are sound. If something else is wrong, we will tell you. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part.

Why book with us

  • Sanitary silicone with an anti-fungal additive in wet areas
  • Over 20 years’ experience
  • White, clear, grey or another colour, product permitting

It depends on the job. High-level, external movement and fire-rated joints are professional jobs.

No. It’s a common reason for reseals failing. The old joint is stripped, cleaned and resealed from scratch.

Yes. We hold ARBOMaster approved applicator status.

Kilmichael Glassary homes and their sealant

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

When it isn’t the sealant

Sealant is not the answer to every problem, and we will tell you before work begins. Sealant won’t put right:

  • A leaking waste, trap or valve
  • A tray that rocks until it’s re-bedded
  • A cracked shower tray or bath (that needs repair or replacement)

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

Surfaces we seal

  • Shower trays & enclosures
  • Wet rooms
  • Baths
  • Kitchen worktops & upstands
  • Sinks & splashbacks
  • Basins & vanity units

What the job involves on each surface

Shower trays & enclosures

There are normally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.

Wet rooms

A wet room floor and its walls can move independently, so the corners need a flexible seal, not grout. Cracked grout in a corner can be cut out and replaced with silicone.

How it works

On the day, we look over the joints with you first. We protect the surfaces around the joints before any work begins. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Outside jobs in Kilmichael Glassary need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We cover the area around the joints we are working on.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Before we arrive

  • Tell us if parking is tricky
  • Mention if the joints have been sealed before
  • Let us know about stairs, lifts or work at height

Keeping the joints in good condition

Good habits help new joints last longer. A few tips:

  • Wipe the sealant dry after showering
  • Check the joints every few months for splits or lifting
  • Clean with a mild bathroom cleaner and a soft cloth
  • Move toiletries away from the joint

Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.

Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.
