About our bathroom resealing in Tayvallich
A bead that has gone black, split or come away shouldn’t be left until there’s a leak. Just drop us a line at info@mrmastic.co.uk with a photo of the joints, and we will send you a clear quote for bathroom resealing in Tayvallich. We work on shower trays & enclosures, baths and wet rooms, and common reasons people get in touch are black mould in the silicone that won’t clean off and splits where the tray meets the wall.
In and around a place like Tayvallich, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
We stand behind the work with a one-year guarantee.

Common questions in Tayvallich
Do you cover smaller places like Tayvallich?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Is there a guarantee on bathroom resealing in Tayvallich?
All our work, in Tayvallich and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.
How long does the new silicone need before I use the shower?
Around 24 hours is typical, and we confirm the time for the product used. Getting it wet too early can spoil the new joint.
Are you insured?
Yes. We are fully insured.
Can mouldy silicone be sorted out?
Yes, by replacing the sealant. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Good ventilation helps keep it away.
Can I add another job to the visit?
Yes. Tell us about everything you’d like done and we’ll quote it together.
Is there any odour?
Some sealants have a smell while they cure, but it fades. Opening a window helps.
Can tenants book the work?
We can work for tenants, landlords or agents. Just make sure your landlord agrees.
What we do, step by step
You do not need to clear the whole room or building, just the space around the work. We protect the rest, and the job takes around two hours for one bath or shower, longer for a whole bathroom in most cases. Outdoor work around Tayvallich depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you’re told the cure time, normally around 24 hours.
Before we arrive
- Mention any leaks or damp you’ve noticed
- Clear the area around the work
- Let us know about stairs, lifts or work at height

Should I try it myself first?
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
Common problems we fix in Tayvallich
Baths and trays move. An acrylic bath flexes under load, while a poorly supported tray can shift underfoot. Over time the joint tears or pulls away from the tile.
If you can see any of these, it’s time to have the joints looked at:
- Smears of silicone across the tiles
- A reseal done over the top of the old bead
- Gaps between the worktop and the wall
- Damp behind the bath or under the tray
Around Tayvallich, as everywhere, bathroom resealing is only as good as the preparation behind it.
Before booking anyone
- Whether you can choose the colour
- Whether they seal over old material or remove it
- The length of the guarantee
- When the joint can take water or movement
Landlords, agents and businesses in Tayvallich
In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.
How we quote for bathroom resealing
There’s no set price list. What we look at:
- Any working-time requirements on site
- How many areas need sealing
- How much there is to do
- Which sealant suits the joint
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.
Asking for a quote
To help us quote quickly, let us know:
- How many joints, rooms or windows are involved
- What’s wrong with the joints now
- Where the job is, and your postcode
- Access, such as stairs, a lift or height
Need a quote? Please email us at info@mrmastic.co.uk and tell us about the job. You’ll know what we plan to do, and what it will cost, before any work begins.
Aftercare tips
After the cure time, these simple habits help:
- Check the joints every few months for splits or lifting
- Wipe up water along the back of the worktop
- Open a window or run the fan so the room dries
- Move toiletries away from the joint
Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.
There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.
Tayvallich homes and their sealant
Tayvallich is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
Homes close to Tayvallich Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

Different surfaces, different methods
Shower trays & enclosures
If a tray moves underfoot, new silicone will not last. We check for movement before we reseal, and if the tray needs refixing, we’ll say so.
Basins & vanity units
The back of a basin gets wet every time someone washes. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.
