How we handle bathroom resealing in Kilmun

A fresh bead of silicone changes how a bathroom looks more than most people expect. Mouldy silicone makes even a new bathroom look neglected, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. We are often asked to deal with gaps between the worktop and the wall and water getting behind the bath panel, across kitchen worktops & upstands, baths and basins & vanity units.

In and around a place like Kilmun, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

There’s a 12-month guarantee on every job, large or small.

For landlords and businesses

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

Kilmun homes and their sealant

Kilmun is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

If you live in an older home near St Munn's Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.

Do you need bathroom resealing in Kilmun?

Silicone doesn’t last for ever. Every shower, every splash and every wipe with a cleaner take their toll over the years, so its life depends on how the room is used, cleaned and aired.

These are the problems we are asked about most:

  • Leaking joints on a shower screen
  • Water getting behind the kitchen upstand
  • A bead that has pulled away from the tiles
  • Damp behind the bath or under the tray

If you look after a building such as Dunoon Grammar School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Wait for the cure time we give you
  • Run the extractor fan during and after every shower
  • Do not let bottles sit on the bead
  • Keep scourers and sharp tools away from the bead

Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.

Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.

Common questions in Kilmun

Is there a guarantee on bathroom resealing in Kilmun?

Every job comes with our 12-month guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

Is Kilmun within the area you cover?

Yes, Kilmun is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

How long does a bath or shower reseal take?

It takes a morning or an afternoon for most single baths and showers. We will confirm how long your job needs when we quote.

My sealant has gone black. Can you sort it?

Yes. Once mould has grown into the silicone, it usually cannot be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.

Where do you work from?

We’re a Crawley-based firm. Our area covers South East England, London and Scotland.

What do you put in the joint?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we will tell you what we’re using.

What information do you need?

A short description and the location. If we need more, we will ask.

What does bathroom resealing cost?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You will get a clear quote before any work starts.

How we quote for bathroom resealing

Your quote is based on your job. We take into account:

  • The old material and how stubborn it is
  • The number and length of the joints
  • Any mould that needs treating
  • The product the joint needs

What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before we start.

What we need to know

Photos by email are helpful but not essential. Try to tell us:

  • How many joints, rooms or windows are involved
  • Any previous sealing or DIY work
  • Where the job is, and your postcode
  • Photos by email, if that’s easy

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we’ll explain how we’d tackle it. When it suits you, email us at info@mrmastic.co.uk.

How the visit works

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a couple of hours for a single bath or shower, and the area is left clean. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. We cover the area around the joints we’re working on.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Before we arrive

  • Keep pets and children clear of the area while we work
  • Move anything stored near the joints
  • Try not to wet indoor joints just before the visit

Related advice

Should I try it myself first?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

What happens if it’s left?

Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Doing several joints on one visit is usually more efficient than separate visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.
