New-build mastic & snagging in Kilmun, Argyll and Bute
Problem with your new-build sealant joints in Kilmun? We remove the old material, prepare the joints and seal them properly.
- Kitchen sealant that has pulled off the wall
- Cracked caulk along new skirting
- Messy sealant that spoils new finishes
New build mastic in Kilmun, done properly
A new house keeps drying out and settling for its first couple of years. Timber shrinks, plaster dries and baths and trays bed down, and sealant applied in a hurry at handover can split. If you have internal frame sealant that has split and messy sealant that spoils new finishes, we can help, whatever the surface.
For a place like Kilmun, the journey and access are planned in advance. Inside work goes ahead in any weather; outside mastic needs a dry day.
Whatever the size of the job, it’s backed by our one-year guarantee in Kilmun and across Argyll and Bute.

When something else is needed
We won’t take on work that will not last, so here’s what sealant cannot put right:
- Movement caused by a poorly fitted tray or bath
- Leaks from pipes, valves or wastes, which need a plumber
- Disputes or warranty claims with your builder
If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Record problems with dated pictures
- Follow the cure time we give you
- Avoid scourers and strong chemicals on sealant
- Don’t wait for the house to settle if water is getting through
Keep pictures of the joints and any snagging correspondence with your builder. It’s useful if you need to raise other issues later.
Report failed sealant to the builder while you’re in the snagging period. Once it ends, the repair may be down to you so report it promptly.

What happens on the day
You don’t need to clear the whole room or building before we come, just the space around the work. Everything nearby is protected, and the job takes a few hours for most snagging lists, longer for a run of plots for a typical job. Around Kilmun, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- First we work through your snagging list or plot schedule with you.
- The old bead comes out in full, with no layer left behind.
- We clean off dust from the build and prime the surfaces where the product needs it.
- New sealant suited to each joint is applied and tooled neatly.
- We check every joint and tell you how long each needs to cure.
Preparing for the visit
- On commercial sites, let us know about site rules
- Clear the area around the work
- Mention any tricky access

Advice
Can I do it myself?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
What the job involves on each surface
Skirting and floors
As timber and screed dry, skirting and floors shift. We use a flexible product rather than caulk painted or coloured to suit.
Kitchens
Worktop, upstand and sink joints in new kitchens often get a hurried bead. We remove it and reseal with a kitchen-suitable sealant.
New build mastic in Kilmun: local notes
Kilmun is within about 1 mile of the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so any gaps are best picked up early. The west of Scotland is wetter than the east, which means plot mastic and the sealant in new homes has to cope with a lot of rain.
Whether the job is in Kilmun itself or nearby, the right material for each joint matters as much as a neat finish.

What we are called out for in Kilmun
Once people move in, baths and trays take weight and bed down. If a bath wasn’t filled when it was sealed, the bead is stretched the first time it’s used and the sealant may split.
Any of these means the joints need attention:
- Gaps between new skirting and floors
- Kitchen sealant that has pulled off the wall
- Beads laid onto grit and dust from the build
- Cracked sealant around new window and door frames
In and around Kilmun, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.
