Killin External Mastic
External mastic for Killin and the surrounding area: careful preparation, the right product and tidy work. Call for a quick quote.
- Movement joints filled with mortar instead of sealant
- Old sealant gone brittle and cracked
- Gaps where render, brick and frames meet
DIY versus a professional finish
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
If you’ve already had a go yourself, that’s fine. We cut it out and start again.
External mastic for homes and businesses in Killin
Where two different materials meet, such as brick and render or blockwork and metal, they move at different rates. A flexible exterior sealant takes up that movement where a rigid filler would soon crack. We work on render & cladding joints, joints between brick and frames and concrete & block, and people most often call us about sealant that has lost its bond to the brick or render and hard, crazed mastic that has stopped moving.
Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Gutter joints and wall joints take a battering.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

Different surfaces, different methods
Joints between dissimilar materials
Wherever two materials meet, they move differently. We seal the joint with a flexible exterior sealant.
Brickwork movement joints
Clay brickwork grows slightly over its life and moves with the weather. That movement goes into the joint, so the sealant in it must stay soft and stretchy.
For landlords and businesses
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
We regularly work with letting and managing agents. Tell us the address, the job and how access works.
Honest limits
In fairness, there are a few things sealant will not fix:
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
- Subsidence or other structural problems
- Loose or hollow render, which needs re-rendering
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before you book.

Leave it or put it right?
Water gets in through a failed movement joint. Resealing early keeps the job to the joint itself, rather than the wall around it. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Killin questions
Can you do external mastic in Killin?
Yes. We work across all of Scotland, and Killin is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.
Is Killin within the area you cover?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Is there a guarantee?
Yes. All our work carries a 12-month guarantee.
Can new sealant go over the old?
No. New silicone won’t bond to old silicone, and anything trapped underneath, including mould and water, stays there. We remove it all first.
Is there any odour?
Possibly a little. It fades as the sealant cures.
Why is there a gap in my brick wall?
Brickwork, render and cladding all move a little, so long walls have planned gaps to take that movement. It’s closed with backing rod and a flexible sealant.
Where do you work from?
Our base is Crawley. We work across South East England, London and Scotland.
Can you reach joints on upper floors?
Each building is different. Tell us the height, the number of joints and what’s below them, and we’ll confirm what access is needed.
What we do, step by step
When we arrive, we look over the joints with you first. Surfaces next to the work are protected before any work starts. Most jobs take a few hours for a handful of joints, longer for a whole elevation. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We start by checking each joint, agreeing the ones to redo and how we will reach them.
- The old mastic and anything lodged in the joint is removed.
- Both sides are cleaned back to sound material and primed if needed.
- Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
- We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.
Preparing for the visit
- On commercial sites, let us know about site rules
- Tell us about any previous sealing or DIY attempts
- Mention any parking rules near the property

Killin buildings and the weather
Killin is in the west of Scotland, which is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
Whether the job is in Killin itself or nearby, the right material for each joint matters as much as a neat finish.

What we are called out for in Killin
Many joints fail because they were sealed too deep or with nothing behind them. Sealant bonded to three sides has nowhere to go and rips as the joint opens.
The problems people normally mention when they call include:
- Sealant that has lost its bond to the brick or render
- Movement joints with cracked, split or missing sealant
- Failed seals between different materials
- Movement joints filled with mortar instead of sealant
Around Killin, as everywhere, external mastic is only as good as the preparation behind it.
What your quote should include
- How the colour is chosen
- What product goes in the joint
- What the quote includes, VAT included or not
- Is the old sealant removed completely?
