External mastic in Boreland

How the visit works

The work is kept neat and contained to the joints we are treating, so you can carry on as normal. Expect the work to take a few hours to a few days, depending on the length of joint and the access, and we explain the cure time before we leave. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. Failed sealant is removed back to clean, sound faces.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. We prime the faces where required.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Advice

How we handle external mastic in Boreland

Movement joints let brickwork, render and cladding expand and shrink without cracking. Its sealant has to flex with the building, season after season, so once it splits or hardens, the joint stops working and water gets in. Typical jobs include sealant pulling away from one side of the joint and plants rooting in failed movement joints, across façade panels, brickwork movement joints and render & cladding joints.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.

A one-year guarantee comes as standard, so you’re not left on your own once the job is done.

FAQs for Boreland

Is Boreland within the area you cover?

Yes, we do. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can you do external mastic in Boreland?

Yes, Boreland is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing.

Can I do it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.

Do you hold any approvals?

Yes. We hold ARBOMaster approved applicator status.

Will the new joint stand out?

Exterior sealants are made in a range of colours, from greys and browns to whites and stone shades. We choose the closest to your brick or render so it doesn’t stand out.

Can a movement joint be filled with mortar?

No, not if it’s a movement joint. Pointing it stops it working. A flexible sealant is the right fill.

What does external mastic cost?

Size, access and the old material all affect the cost. Ask us for a quote.

What should I tell you?

A short description and the location, with pictures by email if possible. If we need more, we’ll ask.

Can I do it myself?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

What affects the quote in Boreland

The price is agreed before any work begins. It’s based on:

  • How easy the joints are to reach
  • When we can work, for business premises
  • How much there is to do
  • The product the joint needs

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

What we need to know

Photos by email are helpful but not essential. Try to tell us:

  • The address or postcode of the job
  • What’s wrong with the joints now
  • If someone has resealed it before
  • Photos by email, if that is easy

Want a quote for external mastic? Please drop us a line at info@mrmastic.co.uk with a few details. We will explain what we’d do and give you a clear price before any work starts.

What we can’t put right

It helps to know what we can’t do:

  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Cracked brickwork or render that needs a builder or plasterer
  • Subsidence or other structural problems

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

What we seal

  • Brickwork movement joints
  • Render & cladding joints
  • Concrete & block
  • Copings & trims
  • Façade panels
  • Joints between brick and frames

What happens if it’s left?

Low-modulus sealants stretch easily, so they put less strain on the joint edges. That matters on brick, render and concrete, which can be weaker at the face. A stiffer product can damage the joint edge as it fails. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

What you pay reflects the work, not guesswork. That’s why we ask about the job first.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Clear growth from the base of walls and joints
  • Act on the first splits you see
  • Fix overflowing gutters above sealed joints
  • Show decorators and builders where the movement joints are

Only paint over the joint if we’ve confirmed the sealant can take paint. Many exterior sealants aren’t designed to be painted.

A joint that has stopped moving pushes the movement elsewhere, often as cracks near the joint. Resealing it early helps prevent that.

Outside joints around Boreland

Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

For jobs in and around Boreland, choosing the right material for each joint is as important as a tidy finish. In and around Boreland, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

Concrete and blockwork

Wide joints in concrete need the depth controlling carefully. Backing rod sized to the joint sets it so the sealant isn’t too deep.

Joints between dissimilar materials

Where a frame or panel meets masonry, water often finds a way in. The old joint is removed and a sealant that bonds to both sides goes in.
