External mastic in Kinloch Rannoch, done properly
For buildings in Kinloch Rannoch, we reseal external joints of all kinds, from brick movement joints to cladding panels. The preparation is the same whatever the wall: clean joint faces and the right depth. Common call-outs are for leaking joints around cladding and façade panels and moss and dirt in joints with no sealant left, across brickwork movement joints, concrete & block and render & cladding joints.

Honest limits
A few problems are outside what sealant work can do:
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
- Cracks in the bricks or render themselves, away from the joints
- Structural movement, which needs a surveyor or engineer
If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before booking.
Joints and surfaces we work on
- Joints between brick and frames
- Copings & trims

Surface by surface
Cladding and façade panels
If the façade has a specified sealant, that is what we use. Send us any details you have about the façade.
Concrete and blockwork
Concrete and block walls shrink as they dry and move with temperature. We reseal their joints with backing rod and a flexible product.
How the visit works
Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. In total, it usually takes a few hours for a handful of joints, longer for a whole elevation. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We look at every joint and agree a colour to suit the wall.
- Failed sealant is removed back to clean, sound faces.
- Backing rod goes in so the sealant can stretch between the two faces.
- Primer is applied wherever the sealant needs it.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
How to prepare
- Mention any parking rules near the property
- Keep pets and children clear of the area while we work
- Tell us about any previous sealing or DIY attempts

Quotes for external mastic in Kinloch Rannoch
We do not publish a price list, because jobs vary so much. What we look at:
- How much old sealant there is and how hard it is to remove
- The type of sealant required
- How many areas need sealing
- Mould in or behind the old joints
What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first and agree the price before starting.
Helping us quote
What to tell us when you ask for a quote:
- Roughly how big the job is
- Photos by email, if that’s easy
- Where the job is, and your postcode
- Whether it has been sealed before

What external mastic looks like in Kinloch Rannoch
Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex. The west of Scotland is wetter than the east, so there’s plenty of rain for movement joints and outside wall joints to keep out.
Homes close to The Old Church Of Rannoch include some older properties, and older walls, gutters and the joints where extensions meet them need a flexible sealant. In and around Kinloch Rannoch, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

For landlords and businesses
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Keeping the joints in good condition
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Look over the joints every year, ideally after winter
- Act on the first splits you see
- Don’t let climbing plants root in the sealant
- Keep movement joints as flexible joints, not mortar
Make sure anyone working on the wall later knows where the movement joints are. They should be kept open and resealed, not filled.
A joint that has stopped moving pushes the movement elsewhere, usually as cracking in the brickwork or render nearby. Catch it early and you reduce the risk.
