How bathroom resealing works in PH16
It is not only bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We’re often asked to deal with a joint torn by a bath that flexes and leaks into the floor or ceiling below, across basins & vanity units, wet rooms and sinks & splashbacks.
Good joint work is mostly preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes two to three hours for a typical bath, depending on how much old sealant there is.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you’re told the cure time, generally around 24 hours.
What affects the price in PH16
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
Why choose Mr Mastic

Bathrooms and kitchens across PH16
Homes across PH16 range from older properties to new builds, with plenty of rented property in places like Pitlochry, Moulin and Port na Craig. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
The west of Scotland is wetter than the east, but outside joints take plenty of weather everywhere, while generally soft water means less limescale indoors but no less mould. Sealants for jobs in PH16 are chosen with that in mind.
Pitlochry: For landlords with property near Pitlochry station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. If you live in an older home near Pitlochry Church of Scotland, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
Landlords, agents and businesses in PH16
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we will quote.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.
What affects the quote in PH16
Your quote is based on your job. We look at:
- The number and length of the joints
- Whether old sealant or filler has to be cut out
- Which sealant suits the joint
- Mould in or behind the old joints
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.
What to tell us for a quote
Photos by email are helpful but not essential. Try to tell us:
- Any previous sealing or DIY work
- Pictures of the joints, sent by email
- Where the property is
- What the problem is, such as mould, gaps, leaks or cracking
It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. When it suits you, drop us a line at info@mrmastic.co.uk.
Surface by surface
Shower trays & enclosures
The vertical joint where a screen profile meets the wall is a common leak point. It’s resealed along with the tray joints, following the enclosure maker’s guidance on which side to seal.
Basins & vanity units
The back of a basin gets wet every time someone washes. Corners behind basins are where mould tends to start, so it’s cut out and renewed just like a bath joint.
What happens if it’s left?
Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it normally comes back. The lasting answer is to remove the bead and start again.

When it isn’t the sealant
We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:
- Failed grout lines across the wall
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- A bath or tray that moves because it is not properly supported
PH16 questions
Can I add another job to the visit?
Yes. Tell us about everything you’d like done.
Do you take out the old sealant first?
Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.
What sealant do you use?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
What should I tell you?
Just the basics: the address or postcode, what’s wrong and any access issues. Then send an email to info@mrmastic.co.uk.
Do you do commercial work?
Yes. Hotels, offices and other businesses use us and we are fully insured.
Is it messy?
No. The area is protected while we work and cleaned up afterwards.
Do you hold any approvals?
Yes. We are an ARBOMaster approved applicator.
