- Floor or wall movement joints that have failed
- Decorators’ caulk around a bath or shower
What we’re called out for in Pitlochry
Movement tears sealant that is not designed for it. A bath that flexes, a tray that rocks or a building joint that opens and closes split any bead that is too stiff or too thin.
The problems people normally mention when they call include:
- Sealant applied over old sealant that has lifted
- Sealant peeling off a dusty or damp surface
- Leaks that keep coming back after resealing
- Mould trapped under a layer of silicone
If you live in an older home near Pitlochry Church of Scotland, walls and floors in older homes can move, and sealant and grout show it first.

How we handle remedial sealant in Pitlochry
Decorators’ caulk in a shower, bathroom silicone on a window, a rigid filler in a movement joint fails however neatly it’s applied. We take it out and use a sealant made for that joint. If you’re dealing with caulk or the wrong sealant used in a wet area and thick, messy sealant smeared over tiles, we can help, whatever the surface.
Bathrooms in smaller places like Pitlochry work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
We stand behind the work with a one-year guarantee, so you are covered after we have gone.

How to look after the new joints
Good habits help new joints last longer. Our tips:
- Don’t add new sealant on top of old
- Keep bleach and abrasives off the bead
- Do not wait for a small gap to become a leak
- Air the bathroom so the sealant can dry
Keep an eye on the joint at first, especially if movement was the problem. Should anything change, send an email to info@mrmastic.co.uk.
Mould under a second layer of sealant keeps growing out of sight. When it finally shows, the whole bead needs to come out.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.
What we do, step by step
At the end, we look at the finished work together and tell you how long to leave it. The work normally takes a few hours, depending on how many layers have to come out, depending on the size of the job. Around Pitlochry, distance and access matter more than parking. Tell us how to find the property and how to reach the work.
- The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
- Old beads and residue are removed down to clean surfaces.
- Mould is treated and the joint dried.
- The right product goes in, with backing where the joint moves.
- We finish neatly and point out anything that needs another trade.

Advice
What we can’t put right
In fairness, some problems need a different trade:
- Sealant in an older building that needs testing for asbestos first
- Plumbing leaks behind walls or under trays
- A tray or worktop that needs refixing first
If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.
Surfaces we seal
- Shrunken worktop sealant
- Leaking tray & enclosure joints
- Mouldy bath & shower sealant
- Failed movement joints
- Expansion joints
- Botched or over-sealed joints
Can I do it myself?
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
What remedial sealant looks like in Pitlochry
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out. Pitlochry has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room.
Rented homes near Pitlochry station change hands often, and botched sealant from a previous quick fix is easier to strip out between tenants.

Windows & doors
Some leaks around windows come from the wall or the window itself. We check the joint and tell you if it looks to be something else.
Mouldy bath & shower sealant
Mould often spreads under the bead as well as through it. We treat the exposed joint once the bead is out so the new sealant starts clean.
