Bathroom resealing in Moulin, done properly

Showers work their sealant harder than baths. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. They’re resealed with anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. We work on shower trays & enclosures, baths and basins & vanity units, and the jobs we see most are damp behind the bath or under the tray and a joint torn by a bath that flexes.

Bathrooms in smaller places like Moulin work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

All of our work is guaranteed for twelve months.

Why it’s worth doing now in Moulin

A quick bead over the top of the old one might look better for a while, but it can’t stick to what’s underneath. It lifts, traps water and grows mould behind it, and the next reseal means two layers to cut out. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.

What sealant work can’t fix

A few problems are outside what sealant work can do:

  • Water coming from the plumbing rather than the joint
  • Cracked or missing grout between tiles (that’s regrouting)
  • A tray or bath that is cracked through

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before you book.

Bathroom resealing around Moulin

In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

If you live in an older home near Moulin Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Your questions about bathroom resealing in Moulin

Do you work for landlords with property near Pitlochry station?

Yes, we work for landlords and letting agents. Just email us at info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.

Do you work in hotels near Moulin?

Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Is it worth trying it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.

Do you do kitchens as well as bathrooms?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then a colour-matched bead is laid.

Is the work guaranteed?

Yes. Our 12-month guarantee covers every job, and we are fully insured.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Do you work in Moulin?

Yes. From our base in Crawley, we cover South East England, London and all of Scotland.

Will the old sealant be removed?

Yes, always, and completely. New sealant will not bond properly to old, so the joint is cleaned back first.

The process

Before we leave, we go over the finished joints with you and explain the cure time. The visit itself generally takes half a day or less for one room, longer when the kitchen is included, depending on how much there is to do. Around Moulin, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Getting ready for the visit

  • Let us know about earlier repairs to the joints
  • Mention any sign-in or site rules at work premises
  • Let us know about stairs, lifts or work at height

How to look after the new joints

Good habits help new joints last longer. A few tips:

  • Don’t leave water standing on kitchen joints
  • Wipe the sealant dry after showering
  • Use gentle cleaners on the silicone
  • Keep the fan on for a while after bathing

Wipe up standing water along the worktop joint and keep hot pans away from the silicone. A dry joint lasts longer.

Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.

Common problems we fix in Moulin

Baths and trays move. Acrylic in particular gives slightly under the weight of water and a person, and a tray that isn’t fully bedded can rock. That movement works at the bead until it splits or peels away.

Common reasons people contact us are:

  • Black spots spreading through the bead
  • Water escaping at the shower enclosure
  • Splits where the tray meets the wall
  • Lumpy, uneven sealant from a DIY attempt

For landlords with property near Pitlochry station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

What your quote should include

  • How long the guarantee is
  • Which sealant they’ll use, and why
  • Whether VAT is included
  • Whether you can choose the colour
