How we quote for bathroom resealing

You will get a clear quote before work begins. It’s based on:

  • Access and height
  • Whether there’s mould to deal with
  • Whether old sealant or filler has to be cut out
  • Any working-time requirements on site

Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Asking for a quote

To help us quote quickly, let us know:

  • Pictures of the joints, sent by email
  • The type of property
  • If someone has resealed it before
  • What the problem is, such as mould, gaps, leaks or cracking

For a quick quote, get us on the phone, or email us if that’s easier. Describe what needs sealing and we will talk you through the work.

About our bathroom resealing in Ballinluig

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Ballinluig. We’re ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. If you have leaks into the floor or ceiling below and lumpy, uneven sealant from a DIY attempt, we can help, whatever the surface.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

Whatever the size of the job, you get the same 12-month guarantee.

Signs you need bathroom resealing in Ballinluig

Baths and trays move. An acrylic bath flexes under load, and a tray that is not fully bedded can rock. Over time the joint tears or pulls away from the tile.

Keep an eye out for these signs:

  • Splits where the tray meets the wall
  • Smears of silicone across the tiles
  • Water getting behind the bath panel
  • Black spots spreading through the bead

Homes close to Logierait Parish Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What your quote should include

  • Whether all the old sealant comes out first
  • How hidden problems are handled
  • What guarantee comes with the work
  • What the quote includes, VAT included or not

Questions from Ballinluig

Will you come out to Ballinluig?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can you do bathroom resealing in Ballinluig?

Yes, Ballinluig is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.

Can you do several jobs on one visit?

Yes. Several rooms, windows or areas can go on one quote.

Where are you based?

We are based in Crawley, and we cover South East England, London and all of Scotland.

What do you need from me for a quote?

Tell us what needs doing and where. We will ask anything else we need to know.

Does someone need to be in?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Can mouldy silicone be sorted out?

Yes, we replace the mouldy bead. Sprays can fade the marks, but cutting it out and resealing is what lasts. Good ventilation helps keep it away.

Are you fully insured?

Yes. We’re fully insured, with over 20 years’ experience in sealant work.

DIY sealant or a professional job?

If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

What we do, step by step

There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes a morning or an afternoon for most single baths and showers from start to finish. Outside jobs in Ballinluig need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We cover the area around the joints we are working on.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

How to prepare

  • For indoor joints, keep the area dry beforehand if you can
  • Let us know about earlier repairs to the joints
  • Let us know if you’ve seen damp or leaks

Advice

What happens if it’s left?

Sorting it now is quick: the work takes two to three hours for a typical bath, depending on how much old sealant there is. Left until water gets through, the job can grow to lifting panels, drying out and decorating. In a place like Ballinluig, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we will go through it with you.

Why us?

  • 20+ years of sealant experience
  • White, clear, grey or another colour, product permitting
  • Tidy, careful work
  • Experience in homes, commercial sites and hotels

How to look after the new joints

After the cure time, these simple habits help:

  • Wait for the cure time we give you
  • Wipe the sealant dry after showering
  • Wipe up water along the back of the worktop
  • Stick to a soft cloth and a mild cleaner

Keep bottles and razors off the sealant line, because they trap water against the silicone. Squeegeeing the walls and tray after use helps the joint dry.

Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.

Bathroom resealing in Ballinluig: local notes

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

If you let a flat or house near Pitlochry station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
