Bathroom resealing in Little Ballinluig

Showers work their sealant harder than baths. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We’re often asked to deal with black mould in the silicone that won’t clean off and lumpy, uneven sealant from a DIY attempt, across baths, shower trays & enclosures and basins & vanity units.

For a place like Little Ballinluig, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

A one-year guarantee comes as standard, so you’re not left on your own once the job is done.

Landlords, agents and businesses in Little Ballinluig

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

When to call us in Little Ballinluig

Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants aren’t designed for a joint that’s wet every day, so they stain, crack or go mouldy before long. A bathroom joint needs anti-fungal sanitary silicone.

People generally contact us when they notice something like this:

  • Gaps between the worktop and the wall
  • Smears of silicone across the tiles
  • Damp behind the bath or under the tray
  • Black spots spreading through the bead

Homes close to Strathtay Parish Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Questions to ask before you book

  • Whether they seal over old material or remove it
  • Whether they’re fully insured
  • Whether you can choose the colour
  • What happens if they find a problem under the old sealant

When it isn’t the sealant

It helps to know what we cannot do:

  • Cracks in the tray itself rather than the joint
  • Loose or hollow tiles, or failed tanking behind them
  • A leaking waste, trap or valve

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

Surfaces we seal

  • Shower trays & enclosures
  • Baths
  • Sinks & splashbacks
  • Basins & vanity units
  • Kitchen worktops & upstands
  • Wet rooms

Different surfaces, different methods

Baths

A bath shifts slightly every time it’s filled, so we fill it with water before sealing. The joint is then laid with the bath at its lowest point and is not torn the first time it’s used.

Basins & vanity units

On a basin, neatness shows: so we keep the line tidy and even, finished in a colour that suits the basin.

FAQs for Little Ballinluig

Is Little Ballinluig within the area you cover?

Yes. Little Ballinluig is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you cover Little Ballinluig for bathroom resealing?

Yes, Little Ballinluig is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.

How long does a bath or shower reseal take?

One bath or shower is around two hours’ work, including cutting out the old sealant. A whole bathroom plus the kitchen may take most of the day.

Is it OK to put new sealant on top of the old bead?

No, never. Sealing over the top looks fine for a few weeks, then lifts. We remove the old bead completely before resealing.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.

I’m a tenant. Can you help?

Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.

Do you remove the old sealant?

Yes, every time. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.

Is it worth trying it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

How the visit works

At the end, we look at the finished work together. The work normally takes half a day or less for one room, longer when the kitchen is included, depending on the size of the job. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We cover the area around the joints we are working on.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Getting ready for the visit

Advice

Aftercare tips

No joint lasts for ever, but care makes a real difference. A few tips:

  • Do not let bottles sit on the bead
  • Keep the fan on for a while after bathing
  • Avoid abrasive pads on the sealant
  • Wipe up water along the back of the worktop

Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the bead dries out between uses.

Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning generally won’t remove it, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.

Bathrooms and kitchens in Little Ballinluig

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.
