Bathroom resealing across PH9: what to expect
The secret of a lasting bead is the preparation. The old sealant is removed to the last smear, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. We work on kitchen worktops & upstands, baths and shower trays & enclosures, and common reasons people get in touch are water escaping at the shower enclosure and water getting behind the bath panel.
On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes around two hours for one bath or shower, longer for a whole bathroom, including the tidy-up.
- We start by protecting the area and stripping out the old bead.
- Next, the joint is cleaned and any mould is treated.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We tidy up and give you the cure time, normally around 24 hours.
What you’ll pay
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are unsure, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

What’s near Ballinluig
Around Ballinluig, our work takes us to homes and buildings near Logierait Parish Church and the streets around them. For rail, the closest station is Pitlochry station, about 4 miles north-west. A little further out are Pitlochry Community Hospital (4 miles north-west) and Atholl Palace Museum (3.6 miles north-west). Not far away are Lochan Oisinneach Mòr.
Bathroom resealing across PH9: local notes
Across PH9, from Ballinluig, Logierait and Grandtully outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
We work across all of Scotland, from the cities to the islands, and PH9 is part of that. Longer journeys are planned in advance, and outdoor work around the weather.
Ballinluig: If you let a flat or house near Pitlochry station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. For an older house near a landmark such as Logierait Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
Why act early?
Running new silicone over the old joint can look tidy for a few weeks, but it can’t stick to what’s underneath. Water creeps under it and mould follows.
What your quote should include
- Is VAT in the price?
- Whether all the old sealant comes out first
- What product goes in the joint
- What happens if the job turns out different
When it isn’t the sealant
Honest advice matters more to us than a booking, so here’s what new sealant won’t do:
- A leaking waste, trap or valve
- Cracked or missing grout between tiles (that is regrouting)
- A tray or bath that’s cracked through
Looking after it afterwards
So the new joints stay in good condition:
- Keep scourers and sharp tools away from the bead
- Wait for the cure time we give you
- Use gentle cleaners on the silicone
- Keep an eye on the corners, where splits start
Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.
Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning generally won’t remove it. Replacing the sealant early keeps the job small.
Landlord and commercial work in PH9
We also work for property managers and facilities teams in PH9 and across Perth and Kinross. Several sites can be quoted together, and we are fully insured.
We work for landlords and letting agents as well as homeowners. Resealing between tenancies keeps a property looking cared for before the next move-in.
Common problems we fix in PH9
Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants aren’t designed for a joint that’s wet every day, so they stain, crack or go mouldy before long. A bathroom joint needs anti-fungal sanitary silicone.
Look out for these signs:
- Sealant that has split, shrunk or peeled away
- Black mould in the silicone that will not clean off
- Two layers of silicone, both failing
- A joint torn by a bath that flexes
PH9: your questions answered
Do you work for hotels and businesses?
Yes. Hotels, offices and other businesses use us and we’re fully insured.
Where do you work from?
Mr Mastic is based in Crawley. Our applicators cover PH9, along with the rest of our area.
Will the old sealant be removed?
Yes, always, and completely. New sealant won’t bond properly to old, so the joint is cleaned back first.
Can mouldy silicone be sorted out?
Yes, by replacing the sealant. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Airing the room well helps stop it returning.
What do you need from me for a quote?
Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply send an email to info@mrmastic.co.uk.
What sealant do you use?
Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.
What colours of sealant can you use?
There’s a choice: clear, white and colours chosen to suit the room. We will talk it through when we quote.
