Our bathroom resealing service in PH8
Sealant that’s mouldy, cracked or peeling is worth sorting before it lets water through. Just send an email to info@mrmastic.co.uk with a photo of the joints, and you will get a clear quote for bathroom resealing in PH8. We work on shower trays & enclosures, basins & vanity units and wet rooms, and people most often call us about a reseal done over the top of the old bead and failed sealant on the screen profile.
At the end, we look at the finished work together and explain the cure time. The visit itself normally takes two to three hours for a typical bath, depending on how much old sealant there is, depending on the size of the job.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you are told the cure time, normally around 24 hours.
Pricing in PH8
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote.

Local landmarks in Dunkeld
We work in homes and buildings around Perth Arms Hotel, Dunkeld and The Hermitage. Dunkeld’s nearest station is Dunkeld & Birnam station, roughly 0.7 miles south-east of the centre. A little further out are Murthly Castle (3.3 miles south-east) and Scottish Horse Regimental Museum (less than half a mile west). Open spaces near Dunkeld include Loch of Craiglush and Birnam Hill.
Bathrooms and kitchens across PH8
In PH8, bathroom resealing takes in flats, houses, rentals and businesses, from Dunkeld, Birnam and Little Dunkeld to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
We work across all of Scotland, from the cities to the islands, and PH8 is part of that. Journeys are planned ahead, and outside jobs are booked around the forecast.
Dunkeld: In and around Dunkeld, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint. Letting a property close to Dunkeld & Birnam station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
Honest limits
We’d rather tell you now than do work that will not last, so these are the limits:
- A leaking waste, trap or valve
- Cracked or missing grout between tiles (that is regrouting)
- Loose or hollow tiles, or failed tanking behind them
How the job changes by surface
Baths
Baths move more than any other fitting, so we fill it with water before sealing. The joint is then laid with the bath at its lowest point and isn’t torn the first time it’s used.
Basins & vanity units
Basins take less water than showers, but the joint behind them is splashed every day. Corners behind basins are where mould tends to start, so it’s cut out and renewed just like a bath joint.
Signs you need bathroom resealing
Black mould is behind a lot of resealing. Bathrooms without good ventilation give mould all the damp it needs, and mould that has grown into the silicone usually will not clean off.
These are the problems we’re asked about most:
- New sealant laid over old sealant that is now lifting
- Failed sealant on the screen profile
- Damp behind the bath or under the tray
- Water getting behind the kitchen upstand
How we quote for bathroom resealing
We do not publish a price list, because no two jobs are the same. The quote depends on:
- The number and length of the joints
- How many rooms, windows or areas are involved
- The old material and how stubborn it is
- When we can work, for business premises
A failed joint rarely gets cheaper to fix by waiting. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.
Helping us quote
Photos help, but a description is a good start. Try to tell us:
- The problem you’ve noticed
- If it’s domestic, commercial or a hotel
- Roughly how big the job is
- Where the property is
For a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You’ll have a clear quote before any work starts.
Keeping the joints in good condition
Aftercare is simple, and it makes a real difference:
- Move toiletries away from the joint
- Stick to a soft cloth and a mild cleaner
- Keep the fan on for a while after bathing
- Wipe up water along the back of the worktop
Check the sealant now and then. Small splits and lifting ends are easy to catch early, so if something doesn’t look right, just drop us a line at info@mrmastic.co.uk.
Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.
PH8: your questions answered
Will it make a mess?
No. The area is protected while we work and cleaned up afterwards.
Can you reseal around my kitchen sink and worktop?
Yes, often alongside a bathroom. Where it’s needed by the sink, we use a food-safe sealant.
What sealant do you use?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
What colours of sealant can you use?
You are not limited to white: clear, white and colours chosen to suit the room. We’ll talk it through when we quote.
Are you fully insured?
Yes. We’re fully insured.
Do you take out the old sealant first?
Yes, every time. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.
What does bathroom resealing cost?
Every job is different, so each one gets its own quote. To get one, email us at info@mrmastic.co.uk with a short description of the job.
