Dunkeld External Mastic
Sealing brickwork movement joints, render, cladding and façade joints for homes and businesses in Dunkeld and across Perth and Kinross. ARBOMaster approved applicators, fully insured, with a 12-month guarantee.
- Rain getting behind render or cladding at a joint
- Sealant pulling away from one side of the joint
- Cracked joints where brick meets render or frames
How we handle external mastic in Dunkeld
Low-level joints can normally be done from the ground. Where joints are higher up, tell us about the building when you get in touch and we will confirm what’s needed to reach them safely. We work on façade panels, concrete & block and render & cladding joints, and the jobs we see most are failed sealant between panels on a façade and weathered mastic that no longer stretches.
Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.
Each job carries a 12-month guarantee, large or small.

Dunkeld buildings and the weather
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.
Rented homes near Dunkeld & Birnam station change hands often, and failed wall and movement joints let damp in, so they’re worth checking between tenancies.

Why deal with it now?
A failed movement joint lets water into the wall. Resealing early keeps the job to the joint itself, instead of the wall and finishes around it. In a place like Dunkeld, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.

Landlord and commercial work in Dunkeld
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.
We also work for property managers and facilities teams in Dunkeld and across Perth and Kinross. We can quote a run of properties together, and we’re fully insured for the work.
Common problems we fix in Dunkeld
If plants are growing out of a joint, the sealant has usually failed or was never there. Dirt and roots then trap moisture in the joint.
Keep an eye out for any of the following:
- Old sealant gone brittle and cracked
- Movement joints filled with mortar instead of sealant
- Leaking joints around cladding and façade panels
- Joints where the bead has come unstuck
In and around Dunkeld, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

How to look after the new joints
Joint life depends on how it’s used and looked after. We suggest:
- Get split or bare joints resealed while the damage is small
- Keep high-pressure jets off the joints
- Check external joints each spring
- Deal with leaking gutters that soak the joints below
Do not let soil, plants or ivy build up against the new joints. Damp material against the sealant shortens its life.
A joint that has stopped moving pushes the movement elsewhere, often as cracks near the joint. Resealing it early helps prevent that.
What sealant work can’t fix
In fairness, there are a few things sealant will not fix:
- Walls that need new movement joints cut into them
- Failed render or damaged cladding panels
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.
What we seal
- Render & cladding joints
- Copings & trims
- Brickwork movement joints
- Joints between brick and frames
- Façade panels
- Concrete & block
What we do, step by step
Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours for a handful of joints, longer for a whole elevation. Somewhere like Dunkeld may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- Each joint is checked and the colour of the new sealant agreed.
- We take out the old sealant until the faces are sound.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- We prime the faces where required.
- We gun in low-modulus sealant and tool it neatly.
Getting ready for the visit
- Plan for the work area to be out of bounds to pets and children
- Let us know if you’ve seen damp or leaks
- Clear the area around the work

Cladding and façade panels
Where a cladding system has its own specified sealant, we follow it. Tell us what the building has when you get in touch.
Copings and trims
Metal and stone copings both move with temperature, so the joints need a sealant that stays flexible year round.

Can you work on commercial sites?
Yes. We have worked for hotels, offices and other businesses, and we are fully insured.
Why is there a gap in my brick wall?
A movement joint is a planned break in the wall that absorbs expansion and shrinkage. It should be filled with flexible sealant, never mortar.
Will there be a smell?
Possibly a little. It fades as the sealant cures.
Is there a guarantee?
Yes: twelve months. If anything is not right with the work within the year, let us know and we’ll sort it.
