What external mastic looks like in Little Dunkeld
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.
Homes close to Little Dunkeld Parish Church include some older properties, and old and new materials meet at the roofline and walls, which is where sealant earns its keep.

About our external mastic in Little Dunkeld
We’re ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Some surfaces need a primer before sealing and we use one wherever it does. We work on concrete & block, brickwork movement joints and copings & trims, and common reasons people get in touch are sealant pulling away from one side of the joint and old sealant gone brittle and cracked.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.
We stand behind the work with a 12-month guarantee, so you are covered after we’ve gone.

Signs you need external mastic in Little Dunkeld
Using the wrong sealant is another common reason. A high-modulus or general-purpose sealant can be too rigid for a busy joint, and it tears off the sides.
Common reasons people contact us include:
- Gaps where render, brick and frames meet
- Rigid filler in a joint that should flex
- Damp patches traced to an open external joint
- Panel joints letting water in
If you let a flat or house near Dunkeld & Birnam station, outside joints that have cracked can let damp into a rental, so check them between lets.

How we quote for external mastic
We quote each job individually. This is what makes a difference:
- Whether old sealant or filler has to be cut out
- How many rooms, windows or areas are involved
- The size of the job
- How easy the joints are to reach
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll explain what it covers.
Asking for a quote
To make quoting easier, let us know:
- The address or postcode of the job
- The problem you’ve noticed
- The rough size of the job
- Access, such as stairs, a lift or height
To get a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You’ll have a clear quote before any work starts.
Little Dunkeld questions
Do you cover smaller places like Little Dunkeld?
Yes, Little Dunkeld is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Can you help a landlord with a rental near Dunkeld & Birnam station?
Yes. We work for landlords and letting agents as well as homeowners, and several properties can be quoted together. You can email us at info@mrmastic.co.uk with the details for a clear quote.
Are you an approved applicator?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Can you quote for more than one area?
Yes. Just list everything you need and we’ll quote it together.
Should I try DIY first?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.
Can a movement joint be filled with mortar?
No. A mortar-filled joint cannot move, so the wall cracks somewhere else instead. Use a flexible sealant with backing rod.
Will it make a mess?
Tidy work is part of the job. We protect what’s around the joints.
What is a movement joint?
A vertical gap in a long brick wall is normally a movement joint. It gives the wall room to move.
How the job changes by surface
Joints between dissimilar materials
Brick against render, concrete against metal, stone against timber: every change of material is a joint. A flexible sealant bridges the two so neither cracks the other.
Copings and trims
Coping and trim joints face rain and sun head on. We reseal them with an exterior sealant suited to the material.
The process
The work is kept neat and contained to the joints we’re treating, so you can carry on as normal. The job generally takes a few hours for a handful of joints, longer for a whole elevation, and we tell you how long to leave it before we go. Outdoor work around Little Dunkeld depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We inspect the joints and agree which need resealing and how they’ll be reached.
- We cut out the failed sealant and rake out any dirt or growth.
- We clean both faces of the joint and prime them where the product calls for it.
- Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
- The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.
How to prepare
- Tell us about access, such as stairs, a lift or high-level joints
- For business premises, tell us about site rules or sign-in
- Let us know if you’ve seen damp or leaks

Honest limits
It helps to know what we cannot do:
- Structural movement, which needs a surveyor or engineer
- Cutting new joints into brickwork, which is building work rather than sealant work
- Cracks in the bricks or render themselves, away from the joints
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.
Joints and surfaces we work on
- Render & cladding joints
- Concrete & block
- Copings & trims
- Brickwork movement joints
- Façade panels
- Joints between brick and frames
How to look after the new joints
How long the joints last depends on use and care. We suggest:
- Wash walls gently around the sealant
- Have failed joints looked at early
- Check external joints each spring
- Fix overflowing gutters above sealed joints
Give the sealant the cure time we tell you before anything rubs against it. The surface skins over quickly, but full cure takes longer.
Leaks behind façade panels and render often go unseen. By the time there’s a damp patch, the damage can be well established so early resealing is worth it.

Leave it or put it right?
A failed movement joint lets water into the wall, behind render and cladding. Resealing early keeps the job to the joint itself, instead of the wall and finishes around it. In a place like Little Dunkeld, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.
