External mastic for homes and businesses in Letham

Low-level joints can normally be done from the ground. Where joints are higher up, tell us about the building when you get in touch and we will confirm what access is needed. We are often asked to deal with movement joints filled with mortar instead of sealant and gaps where render, brick and frames meet, across render & cladding joints, concrete & block and joints between brick and frames.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

The process

All our tools and materials come with us in the van. After a quick look at the joints together, the area is protected and the work begins. Most jobs take a few hours to a few days, depending on the length of joint and the access. For a place like Letham, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We look at every joint and agree a colour to suit the wall.
  2. We take out the old sealant until the faces are sound.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

Before we arrive

  • Let us know about earlier repairs to the joints
  • Clear the area around the work
  • Try not to wet indoor joints just before the visit

Advice

Looking after it afterwards

How long the joints last depends on use and care. Here’s what we suggest:

  • Wash walls gently around the sealant
  • Check external joints each spring
  • Make sure movement joints aren’t pointed over
  • Get split or bare joints resealed while the damage is small

Do not let soil, plants or ivy build up against the new joints. Anything that holds water against the joint wears it out sooner.

Leaks behind façade panels and render often go unseen. By the time there’s a damp patch, the damage can be well established so early resealing is worth it.

Work for landlords, hotels and businesses

We work for landlords and agents as well as householders. Resealing between tenancies is a simple way to keep a property in good order.

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

What the job involves on each surface

Brickwork movement joints

Clay brickwork grows slightly over its life and moves with the weather. The movement joint takes that up, so its sealant has to stay flexible.

Joints between dissimilar materials

Different materials may need different primers. Both surfaces are cleaned and primed as the product requires.

Letham: your questions answered

Can you do external mastic in Letham?

Yes, Letham is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Will you come out to Letham?

Yes, Letham is covered. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

How do you reach high-level joints?

It depends on the building. Tell us the height, the number of joints and what’s below them.

Can a movement joint be filled with mortar?

No. Mortar locks the joint solid, so the wall cracks somewhere else instead. Use a flexible sealant with backing rod.

What information do you need?

Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply send an email to info@mrmastic.co.uk.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Is there any odour?

It depends on the product. Some products have a noticeable smell, others very little.

Can you seal joints between render and window frames?

Yes. Materials like render, brick, metal and uPVC all move differently, so the joint between them must be flexible. We choose one that suits both surfaces.

Do you need external mastic in Letham?

Some movement joints have been pointed up with mortar, often by someone who didn’t know what it was for. The joint cannot move, so the wall cracks somewhere else instead.

Most people get in touch when they notice one of these:

  • Water getting into walls through failed joints
  • Gaps where render, brick and frames meet
  • Joints pointed up with cement by mistake
  • Movement joints with cracked, split or missing sealant

Letting a property close to Perth station? Then outside joints that have cracked can let damp into a rental, so check them between lets.

Outside joints around Letham

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.

Schools such as Perth High School are buildings too, and its movement joints, gutters and trims need looking after like any other building’s.

When something else is needed

Sealant isn’t the answer to every problem, and we’ll tell you before work begins. Sealant will not put right:

  • Failed render or damaged cladding panels
  • Cracks in the bricks or render themselves, away from the joints
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.
