Walls and rooflines in Ruthvenfield
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.
Managing a site like Bertha Park High School? Then its movement joints, gutters and trims need looking after like any other building’s. Letting a property close to Perth station? Then outside joints that have cracked can let damp into a rental, so check them between lets. If you live in an older home near St Serf's Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.

External mastic in Ruthvenfield
Joints in render and cladding are easy to overlook until a damp patch appears. We inspect them, agree which need doing and reseal with a weatherproof, flexible sealant. We are often asked to deal with old sealant gone brittle and cracked and movement joints filled with mortar instead of sealant, across concrete & block, brickwork movement joints and copings & trims.
Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.

What happens if it’s left?
Sealing over the top of old mastic does not hold for long. New sealant doesn’t bond well to old, weathered sealant, so the old joint is cut out fully first. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

What the job involves on each surface
Joints between dissimilar materials
Brick against render, concrete against metal, stone against timber: every change of material is a joint. A flexible sealant bridges the two so neither cracks the other.
Copings and trims
Coping joints that leak let water straight down into the wall. Resealing them is a small job that protects a lot.
How to look after the new joints
So the new joints stay in good condition:
- Wash walls gently around the sealant
- Get split or bare joints resealed while the damage is small
- Don’t let climbing plants root in the sealant
- Keep movement joints as flexible joints, not mortar
Do not paint over the new sealant unless we’ve said the product is paintable. Many exterior sealants aren’t designed to be painted, and paint can crack as the joint moves.
If you can see gaps, plants or bare sections in a joint, have it checked. Early work is quicker and leaves a better finish.

What else we do in Ruthvenfield
The process
Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it normally takes a few hours to a few days, depending on the length of joint and the access. Outside jobs in Ruthvenfield need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We start by checking each joint, agreeing the ones to redo and how we will reach them.
- We cut out the failed sealant and rake out any dirt or growth.
- We clean both faces of the joint and prime them where the product calls for it.
- Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
- The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Your questions about external mastic in Ruthvenfield
I let a flat near Perth station. Can you help?
Yes, we work for landlords and agents. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.
Will you come out to Ruthvenfield?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
What sealant do you use?
Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.
What colours does the sealant come in?
The sealant colour is picked to suit the wall, so the joint sits quietly in the wall. There’s a wide choice of exterior colours.
Where is Mr Mastic based?
We work from Crawley. We cover Ruthvenfield and the rest of Perth and Kinross.
How long does external mastic last?
It varies with how exposed the wall is and how much the joint moves. Look for splits, hardening or edges coming away.
Are you fully insured?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
Can you do several jobs on one visit?
Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
How we quote for external mastic
Call for a quick quote. The main things that affect it are:
- Any working-time requirements on site
- How many rooms, windows or areas are involved
- Which sealant suits the joint
- Mould in or behind the old joints
Leaving a failed joint normally makes the job bigger, not smaller. If you are unsure, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.
Asking for a quote
To help us quote quickly, please include:
- What’s wrong with the joints now
- Roughly how big the job is
- Whether it’s a home or a business
- Access, such as stairs, a lift or height
We quote each job on its own. Simply send an email to info@mrmastic.co.uk and describe the job, and photos are welcome.
What sealant work can’t fix
We’ll always be straight with you, so here’s what new sealant will not do:
- Structural movement, which needs a surveyor or engineer
- Render that is blown, hollow or coming away
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.
