External mastic for Hillyland homes and businesses

External mastic for homes and businesses in Hillyland

External mastic is a job where short cuts show quickly. Overfilled joints, missing backing rod and sealant laid over old sealant all tend to fail early. We strip the joint back and start again. We work on concrete & block, copings & trims and brickwork movement joints, and common reasons people get in touch are moss and dirt in joints with no sealant left and weathered mastic that no longer stretches.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Gutter joints and wall joints take a battering, so they need a sealant that moves with the building.

The work is covered for a year after we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

The process

There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes a few hours to a few days, depending on the length of joint and the access. Outdoor work around Hillyland depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We start by walking round the building and agreeing the joints and the access.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. We fit closed-cell backing rod to control the depth.
  5. We apply the sealant, tool it and check the whole run.

What affects the cost of external mastic

Your quote is based on your job. We take into account:

  • Working hours on commercial sites
  • The amount of work
  • Any mould that needs treating
  • The product the joint needs

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk and we’ll talk you through it.

Helping us quote

There’s no need for technical detail. Just tell us:

  • If it’s domestic, commercial or a hotel
  • Any access issues, like height or stairs
  • What’s wrong with the joints now
  • Any previous sealing or DIY work

To get a quote, send an email to info@mrmastic.co.uk with the location and a short description of the problem. We will give you a clear price before any work starts.

FAQs for Hillyland

Can you help a landlord with a rental near Perth station?

Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.

Do you cover smaller places like Hillyland?

Yes, Hillyland is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

What is backing rod for?

That is backing rod, a closed-cell foam. It keeps the sealant at the right depth and bonded to the sides only.

Can you seal joints between two different materials?

Yes. Joints between dissimilar materials are a big part of external work. We use a flexible sealant suited to both surfaces, primed where needed.

Do you guarantee your work?

Yes. There’s a 12-month guarantee on every job.

Which products do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned.

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Different surfaces, different methods

Copings and trims

Coping and trim joints face rain and sun head on. Each is resealed with a weatherproof, flexible sealant.

Joints between dissimilar materials

Brick against render, concrete against metal, stone against timber: every change of material is a joint. A flexible sealant bridges the two so the movement is taken up.

What we are called out for in Hillyland

Every building moves. Clay bricks expand slightly over their life, concrete and block shrink, and everything moves with temperature and wet. All of that ends up in the joint sealant.

The most common problems we see are:

  • Hard, crazed mastic that has stopped moving
  • Rain getting behind render or cladding at a joint
  • Movement joints filled with mortar instead of sealant
  • Failed sealant between panels on a façade

If you look after a building such as Perth High School, its movement joints, gutters and trims need looking after like any other building’s.

Choosing a sealant specialist

Landlord and commercial work in Hillyland

In hotels, rooms out of use cost money, so the work can be planned room by room. We have worked in hotels as well as homes and businesses.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

When it is not the sealant

A few problems are outside what sealant work can do:

  • Rising or penetrating damp from elsewhere in the wall
  • Movement that’s more than a sealant joint can take
  • Cracked brickwork or render that needs a builder or plasterer

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

Joints and surfaces we work on

  • Render & cladding joints
  • Joints between brick and frames
  • Façade panels
  • Brickwork movement joints
  • Copings & trims
  • Concrete & block

Can I do it myself?

A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Hillyland buildings and the weather

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

Rented homes near Perth station change hands often, and failed wall and movement joints let damp in, so they’re worth checking between tenancies.
