About bathroom resealing in PH1
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across PH1. We are fully insured ARBOMaster approved applicators, and every job carries our 12-month guarantee. We work on sinks & splashbacks, basins & vanity units and baths, and the jobs we see most are black mould in the silicone that won’t clean off and sealant that has split, shrunk or peeled away.
You do not need to clear the whole room or building, just the space around the work. Everything nearby is protected, and the work takes a couple of hours for a single bath or shower for a typical job.
- We protect the area and cut out all of the old sealant.
- The joint is cleaned, degreased and treated for mould.
- The joint is left to dry, and baths are filled with water first.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We tidy up and give you the cure time, usually around 24 hours.
What you will pay
What it costs depends on the size of the job, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.
Why book with us
- We leave the area clean and tidy
- Arbo and Everbuild products
- We agree the colour with you first
- One-year guarantee on every job

Local landmarks in Perth
In Perth, that means homes and buildings near Public House, St John's Academy and Perth High School. The nearest railway station is Perth station, about 0.7 miles south-east of the centre. Well-known places in the area include Murray Royal Hospital (1.2 miles east) and Balhousie Castle (0.6 miles north-east). The countryside around Perth includes St Magdalene's Hill.
Bathrooms and kitchens across PH1
PH1 has homes of every age, old and new, and in places like Perth, Letham and Tulloch there’s plenty of rented property too. Sound sealant and clean grout keep water out and rooms looking cared for.
Homes in Scotland come with their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. We work across Scotland, including PH1.
Perth: If you look after a building such as Perth High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you let a flat or house near Perth station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
Should I try it myself first?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
For landlords and businesses
Housing providers, facilities teams and property managers book us too in PH1 and across Perth and Kinross. We can quote a run of properties together, and we are fully insured.
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.
What affects the quote in PH1
There’s no set price list, because no two jobs are the same. What we look at:
- Whether there’s mould to deal with
- The number and length of the joints
- How much old sealant there is and how hard it is to remove
- Whether the work is at height
Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.
Asking for a quote
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- Roughly how big the job is
- Whether it has been sealed before
- Whether it’s a home or a business
- A few pictures by email, if you can
Asking for a quote is easy: let us know the job and the location, and roughly how big it is. Photos by email help us understand the job, and we’ll take it from there.
Different surfaces, different methods
Baths
Acrylic baths give a little under load, while steel and cast iron baths move less but still settle when full. Filling the bath first allows for that movement.
Shower trays & enclosures
If a tray moves underfoot, new silicone will not last. We check for movement before we reseal, and if the tray needs refixing, we’ll say so.
Why deal with it now?
Leaving a split or mouldy bead only stores up trouble. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, and that is a far bigger job than a reseal.
What your quote should include
- Which sealant they’ll use, and why
- What the cure time is
- Whether they seal over old material or remove it
- What guarantee comes with the work
FAQs for PH1
What does bathroom resealing cost?
It depends on the job, so we quote each one individually. For a quick quote, send an email to info@mrmastic.co.uk with a short description of the job.
Do you guarantee your resealing?
Yes, a 12-month guarantee. Looking after the joint as we suggest helps it last.
Where are you based?
Mr Mastic is based in Crawley. We cover PH1 and the rest of Perth and Kinross.
Can mouldy silicone be sorted out?
Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Good ventilation helps keep it away.
Do you work for hotels and businesses?
Yes. We’ve worked for hotels, offices and other businesses and we are fully insured.
What colours of sealant can you use?
White, clear and a range of colours are available. On a worktop we colour-match where the joint shows.
Is it worth trying it myself?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
