Bathroom resealing for homes and businesses in Bankfoot

The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. If you are dealing with water getting behind the bath panel and a bead that has pulled away from the tiles, we can put it right, on wet rooms, kitchen worktops & upstands and sinks & splashbacks alike.

In and around a place like Bankfoot, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

Why deal with it now?

Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. The lasting answer is to remove the bead and start again. In an older home around Bankfoot, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Common questions in Bankfoot

Is Bankfoot within the area you cover?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can you help a landlord with a rental near Dunkeld & Birnam station?

Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.

How long does the new silicone need before I use the shower?

Silicone is touch-dry quite quickly, but it takes longer to cure. Keep water off it for around 24 hours, or as long as we advise for that product.

Can you reseal around my kitchen sink and worktop?

Yes, often alongside a bathroom. Where it’s needed by the sink, we use a food-safe sealant.

Can you get rid of the black mould in my sealant?

Yes, by replacing the sealant. Sprays can fade the marks, but cutting it out and resealing is what lasts. Airing the room well helps stop it returning.

Does the resealing come with a guarantee?

Yes, for 12 months. Good ventilation and gentle cleaning help it last.

Do you remove the old sealant?

Yes, always, and completely. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.

Where is Mr Mastic based?

We’re based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

How it works

We work through the job in order: protect, prepare, seal, tidy. Typically it takes half a day or less for one room, longer when the kitchen is included. Somewhere like Bankfoot may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

How to prepare

  • Mention if the joints have been sealed before
  • Clear items away from the joints we are working on
  • Mention any parking rules near the property

Quotes for bathroom resealing in Bankfoot

Jobs vary more than people expect. What affects the quote:

  • How much old sealant there is and how hard it is to remove
  • How many rooms, windows or areas are involved
  • The type of sealant required
  • Any mould that needs treating

What it costs depends on the amount of work, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts, so you know where you stand.

What to tell us for a quote

Photos help, but a description is a good start. Try to tell us:

  • Where the property is
  • How we’d reach the joints
  • The rough size of the job
  • A few pictures by email, if you can

Asking for a quote is easy: let us know what needs doing and where. A few photos by email make the job easier to understand, and we will take it from there.

Bankfoot homes and their sealant

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Letting a property close to Dunkeld & Birnam station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. In the older streets around Auchtergaven Parish Church, walls and floors in older homes can move, and sealant and grout show it first.

How to look after the new joints

Simple care keeps the joints in good condition. We recommend:

  • Squeegee the walls and tray after use
  • Run the extractor fan during and after every shower
  • Let new sealant cure fully before it gets wet
  • Keep bottles off the sealant line

Keep water off the new bead until it has cured, which is generally around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.

Do not wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.

When something else is needed

A few problems are outside what sealant work can do:

  • Cracked or missing grout between tiles (that’s regrouting)
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Damage behind the tiles that needs a tiler

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.
