How we handle bathroom resealing in West Tofts

Showers work their sealant harder than baths. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. They’re resealed with anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. Typical jobs include two layers of silicone, both failing and smears of silicone across the tiles, on baths, shower trays & enclosures and wet rooms.

In and around a place like West Tofts, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

What happens on the day

When we arrive, we start by going over the job with you, so you know exactly what we are doing. We protect the surfaces around the joints before any work begins. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. For a place like West Tofts, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First the area is protected and every bit of old sealant removed.
  2. We clean and degrease the joint and treat any mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. Finally we tidy up and explain the cure time before we leave.

Getting ready for the visit

  • Clear items away from the joints we’re working on
  • Mention any tricky access
  • Keep pets and children clear of the area while we work

Advice

DIY versus a professional finish

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

West Tofts: your questions answered

Can you do bathroom resealing in West Tofts?

Yes, West Tofts is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.

Is bathroom resealing in West Tofts guaranteed?

Every job comes with our one-year guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

I’m a tenant. Can you help?

Of course. Check with your landlord; we can send the quote to them too.

Where is Mr Mastic based?

Our base is in Crawley, and we work across South East England, London and Scotland.

Is it worth trying it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator.

Can new silicone go straight over the old?

No. New silicone won’t bond to old silicone, so it lifts and traps water and mould underneath. We always take the old sealant out completely.

Do the sealants smell?

Sometimes, a little. It fades as the sealant cures.

Leave it or put it right?

Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Ask us for a quote and we will go through it with you.

What you get with us

What the job involves on each surface

Shower trays & enclosures

There are normally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.

Sinks & splashbacks

Water getting under the rim of an inset sink can soak the worktop. We reseal the visible edge of the sink where it has failed.

Looking after it afterwards

So the new joints stay in good condition:

  • Do not leave water standing on kitchen joints
  • Look for lifting corners and small gaps now and then
  • Give the silicone its full cure time
  • Never pick at the silicone with a blade

Wipe up standing water along the worktop joint and keep hot pans off the bead. The drier the joint stays, the longer it lasts.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning usually won’t remove it. Replacing the sealant early keeps the job small.

West Tofts homes and their sealant

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Common problems we fix in West Tofts

With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Hot pans and harsh cleaners do not help.

Common reasons people contact us are:

  • Water getting behind the bath panel
  • A messy, uneven bead from a previous reseal
  • Shrunken sealant along the back of a worktop
  • Black mould in the silicone that won’t clean off

For jobs in and around West Tofts, choosing the right material for each joint is as important as a tidy finish.

Questions to ask before you book

  • What insurance they hold
  • What happens if the job turns out different
  • Which sealant they’ll use, and why
  • What guarantee comes with the work

How to choose a mastic man

When it is not the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Water coming from the plumbing rather than the joint
  • A tray or bath that is cracked through
  • Cracked or missing grout between tiles (that is regrouting)

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.
