About our bathroom resealing in Stanley
Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. If you have water escaping at the shower enclosure and sealant that has split, shrunk or peeled away, we can put it right, on basins & vanity units, baths and sinks & splashbacks alike.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.
You are covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

When it is not the sealant
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- A tray or bath that is cracked through
- Water coming from the plumbing rather than the joint
- Tiles that have come away from the wall
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before booking.

What happens on the day
We bring everything the job needs with us. Once we’ve agreed what’s being done, we protect the area and start. It normally takes a couple of hours for a single bath or shower. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We cover the area around the joints we are working on.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Getting ready for the visit
- Tell us about any water getting in
- Mention if the joints have been sealed before
- Clear items away from the joints we are working on

Advice
Stanley: your questions answered
What guarantee comes with bathroom resealing in Stanley?
All our work, in Stanley and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.
Can you do bathroom resealing in Stanley?
Yes, Stanley is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing.
What should I tell you?
The location, the problem and the rough size of the job. Photos by email help too.
Can I do it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.
How long does a bath or shower reseal take?
That depends on the number of joints and the state of the old sealant. For most single baths or showers, allow a couple of hours.
Will there be a smell?
Sometimes, a little. It fades as the sealant cures, and ventilation helps.
Is it messy?
No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.
Do you do kitchens as well as bathrooms?
Yes. We reseal worktop upstands, sinks and splashbacks, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

Looking after it afterwards
To keep the joints looking good and working properly:
- Stick to a soft cloth and a mild cleaner
- Never pick at the silicone with a blade
- Wipe up water along the back of the worktop
- Wait for the cure time we give you
Give the silicone time to cure before it gets wet, which is normally around 24 hours. After that, a quick wipe after showering helps keep it clean.
Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Resealing early stops it.
Work for landlords, hotels and businesses
Letting agents often deal with us directly. Tell us the address, the job and how access works and we will give you a quote.
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
Different surfaces, different methods
Basins & vanity units
Basin joints are short and close to eye level: so we keep the line tidy and even, in white, clear or a colour to suit.
Baths
A bath shifts slightly every time it’s filled, so we fill it with water before sealing. The joint is then laid with the bath at its lowest point and isn’t torn the first time it’s used.
What we’re called out for in Stanley
Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Hot pans and harsh cleaners do not help.
The problems people generally mention when they call include:
- Damp behind the bath or under the tray
- Black mould in the silicone that won’t clean off
- Smears of silicone across the tiles
- A bead that has pulled away from the tiles
In and around Stanley, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.
What to look for in a quote
- Are they insured?
- What the cure time is
- Whether the sealant suits the joint
- How the joint is cleaned and prepared
What affects the cost of bathroom resealing
Some jobs are bigger than they look, and some smaller. The main factors:
- Any mould that needs treating
- The old material and how stubborn it is
- When we can work, for business premises
- The type of sealant required
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.
Asking for a quote
To help us quote quickly, please include:
- Any access issues, like height or stairs
- A few pictures by email, if you can
- The problem you’ve noticed
- Where the property is

Bathroom resealing in Stanley: local notes
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
If you live in an older home near St Columba's Episcopal Church, older homes can move a little, which is hard on rigid grout and tired sealant.
