Basins & vanity units

Vanity units have long, worktop-style joints against the wall. If water gets in, the cabinet underneath can swell, so the joint is sealed in one unbroken line.

Shower trays & enclosures

If a tray moves underfoot, new silicone will not last. Movement is checked before anything is resealed, and if the tray needs refixing, we will say so.

Bathroom resealing in Oakbank, done properly

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Oakbank. We’re ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. We work on kitchen worktops & upstands, basins & vanity units and shower trays & enclosures, and common reasons people get in touch are two layers of silicone, both failing and gaps between the worktop and the wall.

Bathrooms in smaller places like Oakbank work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

The work is covered for a year after we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

Oakbank homes and their sealant

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

If you look after a building such as Perth High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For landlords with property near Perth station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Oakbank is about 1 mile south-west of Perth, in Perth and Kinross. Oakbank gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. Our area takes in 107 places across Perth and Kinross. There’s also a page for Dundee, roughly 19 miles from Oakbank.

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

What we cannot put right

To be straight with you, some problems need a different trade:

  • Failed grout lines across the wall
  • Movement from a bath with loose feet or no proper support
  • Tiles that have come away from the wall

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

Oakbank: your questions answered

Do you work in hotels near Oakbank?

Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

I let a flat near Perth station. Can you help?

Yes. We work for landlords and letting agents as well as householders. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

How much does bathroom resealing cost in Oakbank?

Size, access and the old material all affect the cost. Call for a quick quote and we’ll talk you through it.

My sealant has gone black. Can you sort it?

Yes. Once mould has grown into the silicone, it generally cannot be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.

Will you leave a mess?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

When can I use the bath or shower again?

After around 24 hours in most cases. You’ll get the exact cure time before we leave.

What colours of sealant can you use?

White and clear are the most common choices, and other colours are available to suit tiles, trays and worktops. Tell us what you’d like when you get in touch.

Quotes for bathroom resealing in Oakbank

Your quote is based on your job. We look at:

  • The number and length of the joints
  • When we can work, for business premises
  • Which sealant suits the joint
  • How much old sealant there is and how hard it is to remove

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Call for a quick quote and we will explain what it covers.

What to tell us for a quote

Photos help, but a description is a good start. Try to tell us:

  • The rough size of the job
  • Any access issues, like height or stairs
  • The problem you’ve noticed
  • Whether it’s a home or a business

Every job is quoted individually. Simply drop us a line at info@mrmastic.co.uk and describe the job, and photos are welcome.

Leave it or put it right?

You do not need a new bathroom because the sealant looks bad. Replacing the joint is generally all it takes. If something else is wrong, we’ll tell you. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.

What you get with us

  • Quality sealants from Arbo and Everbuild
  • Sealant colour chosen to suit
  • We agree the colour with you first
  • Fully insured

Looking after it afterwards

So the new joints stay in good condition:

  • Move toiletries away from the joint
  • Keep an eye on the corners, where splits start
  • Wait for the cure time we give you
  • Dry the bead with a towel now and then

Do not stand bottles along the bead, as they hold water against it. A quick squeegee after showering keeps water from sitting on the joint.

There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.

How the visit works

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, do the work and tidy away. It usually takes half a day or less for one room, longer when the kitchen is included. For a place like Oakbank, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We tidy up and give you the cure time, usually around 24 hours.

Preparing for the visit

  • Mention any parking rules near the property
  • Tell us about any previous sealing or DIY attempts
  • For indoor joints, keep the area dry beforehand if you can
