Bathroom resealing in Kinross
Kitchens need the same care as bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. Common call-outs are for cracked, shrunken or lifting silicone and gaps between the worktop and the wall, across wet rooms, baths and kitchen worktops & upstands.
Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.
All our work comes with our one-year guarantee.

Common problems we fix in Kinross
Silicone needs a clean, dry surface without any grease to stick to. Soap residue, oils and leftover silicone film all get in the way, so a rushed job can start to lift early.
If you can see any of these, it’s time to have the joints looked at:
- Water getting behind the kitchen upstand
- Black mould in the silicone that will not clean off
- A joint torn by a bath that flexes
- Smears of silicone across the tiles
For an older house near a landmark such as St Paul's Episcopal Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

The process
Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, do the work and tidy away. Most jobs take a morning or an afternoon for most single baths and showers. Outside jobs in Kinross need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, usually around 24 hours.
Getting ready for the visit

Advice

What happens if it’s left?
Leaving a split or mouldy bead only stores up trouble. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, turning a small job into a building repair. In a place like Kinross, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
The cost reflects the work involved, not guesswork. That’s why we ask a few questions first and send you a clear quote before any work starts.

When it isn’t the sealant
A few problems are outside what sealant work can do:
- A leaking waste, trap or valve
- Tiles that have come away from the wall
- A tray that rocks until it’s re-bedded

What bathroom resealing looks like in Kinross
Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Kinross: your questions answered
Will you come out to Kinross?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Do you cover Kinross for bathroom resealing?
Yes. Our work covers the whole of Scotland, and Kinross is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.
Will you leave a mess?
Tidy work is part of the job. Nearby surfaces are protected, and we clear up when we’re done.
Are you ARBOMaster approved?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
Do you work for hotels and businesses?
Yes. We can plan bigger jobs in stages.
Will there be a smell?
That depends on the sealant. Some smell for a while, some hardly at all.
Do you guarantee your resealing?
Yes. Our one-year guarantee covers every job, and we are ARBOMaster approved applicators.
Should I try DIY first?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
How to look after the new joints
So the new joints stay in good condition:
- Wipe the sealant dry after showering
- Clean with a mild bathroom cleaner and a soft cloth
- Don’t let bottles sit on the bead
- Check the joints every few months for splits or lifting
Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.
There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.
Should I try it myself first?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
How we quote for bathroom resealing
Your quote is based on your job. We look at:
- Access and height
- Any working-time requirements on site
- Whether old sealant or filler has to be cut out
- Mould in or behind the old joints
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.
Helping us quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- The type of property
- What’s wrong with the joints now
- A few photos by email, if you can
- The rough size of the job
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.
