About our bathroom resealing in Milnathort

Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. Typical jobs include a bead that has pulled away from the tiles and smears of silicone across the tiles, across sinks & splashbacks, wet rooms and kitchen worktops & upstands.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

All our work comes with our one-year guarantee, wherever you are in Perth and Kinross.

Milnathort questions

Do you work in hotels near Milnathort?

Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Will you come out to Milnathort?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Will the old sealant be removed?

Yes, every time. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.

Do you guarantee your resealing?

Yes. We give a 12-month guarantee on every job, and we’re ARBOMaster approved applicators.

Do you reseal kitchen worktops and sinks too?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then a colour-matched bead is laid.

How long does a bath or shower reseal take?

One bath or shower is around two hours’ work, old sealant removal included. A full bathroom and kitchen can take most of a day.

Do I have to be there?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

What affects the cost of bathroom resealing

Your quote is based on your job. We look at:

  • Whether the work is at height
  • Whether there’s mould to deal with
  • Which sealant suits the joint
  • The size of the job

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

Helping us quote

To help us quote quickly, please include:

  • Whether it has been sealed before
  • Access, such as stairs, a lift or height
  • How many joints, rooms or windows are involved
  • A few photos by email, if you can

For a quote, drop us a line at info@mrmastic.co.uk with the location and a short description of the problem. We will send you a clear quote before any work starts.

Landlord and commercial work in Milnathort

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

Letting agents and landlords in Milnathort can book us as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.

When something else is needed

Sealant is not the answer to every problem, and we’ll tell you before any work starts. It won’t solve:

  • Water coming from the plumbing rather than the joint
  • Failed grout lines across the wall
  • A bath or tray that moves because it isn’t properly supported

If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before you book.

What we seal

  • Basins & vanity units
  • Shower trays & enclosures
  • Kitchen worktops & upstands
  • Sinks & splashbacks
  • Baths
  • Wet rooms

How it works

Good joint work is mostly preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes half a day or less for one room, longer when the kitchen is included. For a place like Milnathort, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We protect the area and cut out all of the old sealant.
  2. Next, the joint is cleaned and any mould is treated.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We clear away and tell you when it can get wet, normally after around 24 hours.

How to prepare

  • Mention any sign-in or site rules at work premises
  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us if parking is tricky

What bathroom resealing looks like in Milnathort

Milnathort has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Schools such as Kinross High School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

How to look after the new joints

Good habits help new joints last longer. Our tips:

  • Keep an eye on the corners, where splits start
  • Never pick at the silicone with a blade
  • Keep bottles off the sealant line
  • Wait for the cure time we give you

Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. Resealing before that happens protects the worktop.

Surface by surface

Shower trays & enclosures

Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both take water every day, so each is cut out and renewed with anti-fungal sanitary silicone.

Basins & vanity units

Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, so it’s cut out and renewed just like a bath joint.

What we are called out for in Milnathort

With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.

Most people get in touch when they notice one of these:

  • Smears of silicone across the tiles
  • Black mould in the silicone that won’t clean off
  • Two layers of silicone, both failing
  • A joint torn by a bath that flexes

Homes close to Parish Church and Churchyard include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.
