Bathroom resealing for Gairneybridge homes and businesses

What happens on the day

On the day, we look over the joints with you first, so there are no surprises. Surfaces next to the work are protected before any work begins. Most jobs take two to three hours for a typical bath, depending on how much old sealant there is. Outdoor work around Gairneybridge depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, usually around 24 hours.

About our bathroom resealing in Gairneybridge

A shower joint gets soaked every day. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. Each gets a bead of anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. We work on baths, wet rooms and shower trays & enclosures, and the jobs we see most are gaps where the bath or tray has moved and sealant that has split, shrunk or peeled away.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are usually the first signs.

We stand behind the work with a 12-month guarantee.

What the job involves on each surface

Baths

A bath shifts slightly every time it’s filled, so we fill it with water before sealing. The joint is then laid with the bath at its lowest point and is not stretched when it’s used.

Kitchen worktops & upstands

Kitchen joints need more degreasing than bathroom ones, because cooking grease stops sealant bonding. Proper degreasing is what helps the new joint last.

Common questions in Gairneybridge

I let a flat near Lochgelly station. Can you help?

Yes, landlords and agents are among the people we work for. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Can you do bathroom resealing in Gairneybridge?

Yes, Gairneybridge is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

Which products do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Are you insured?

Yes. We’re fully insured, with over 20 years’ experience in sealant work.

Will the old sealant be removed?

Yes, always, and completely. New sealant won’t bond properly to old, so the joint is cleaned back first.

Can you get rid of the black mould in my sealant?

Yes. We strip the bead, treat the joint and lay new anti-fungal silicone.

Can you reseal around my kitchen sink and worktop?

Yes. Worktops, sinks and splashbacks are all part of the job, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Why deal with it now?

Running new silicone over the old joint can look tidy for a few weeks, but it cannot stick to what’s underneath. Water creeps under it and mould follows. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first and agree the price before starting.

Bathroom resealing around Gairneybridge

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Around Gairneybridge, as everywhere, bathroom resealing is only as good as the preparation behind it. For landlords with property near Lochgelly station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

What we cannot put right

We will always be straight with you, so here’s what sealant can’t fix:

  • Movement from a bath with loose feet or no proper support
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • A tray or bath that’s cracked through

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before you book.

Surfaces we seal

  • Shower trays & enclosures
  • Baths
  • Kitchen worktops & upstands
  • Wet rooms
  • Basins & vanity units
  • Sinks & splashbacks

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Wait for the cure time we give you
  • Stick to a soft cloth and a mild cleaner
  • Check the joints every few months for splits or lifting
  • Wipe the sealant dry after showering

Check the sealant now and then. Small splits and lifting ends are easy to catch early, and if anything looks wrong, just email us at info@mrmastic.co.uk.

There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.
