What we cannot put right

Some problems need a builder, plumber or other trade rather than us:

  • A leaking waste, trap or valve
  • A cracked shower tray or bath (that needs repair or replacement)
  • Failed grout lines across the wall

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

How we handle bathroom resealing in Luncarty

Showers work their sealant harder than baths. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. They’re resealed with anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. If you have a joint torn by a bath that flexes and black mould in the silicone that won’t clean off, we can put it right, whatever the surface.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

Each job carries a 12-month guarantee.

How it works

When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes two to three hours for a typical bath, depending on how much old sealant there is. For a place like Luncarty, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Getting ready for the visit

  • Clear items away from the joints we are working on
  • Mention any leaks or damp you’ve noticed
  • Tell us about any previous sealing or DIY attempts

How the job changes by surface

Wet rooms

A wet room floor and its walls can move independently, so the corners need a flexible seal, not grout. Where grout in a corner has cracked, we can replace it with sealant.

Kitchen worktops & upstands

Water behind a laminate worktop can make the edge swell. A sound joint along the back edge stops that, as long as the worktop itself is firmly fixed.

Looking after it afterwards

So the new joints stay in good condition:

  • Squeegee the walls and tray after use
  • Clean with a mild bathroom cleaner and a soft cloth
  • Give the silicone its full cure time
  • Avoid abrasive pads on the sealant

Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.

A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.

DIY sealant or a professional job?

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

FAQs for Luncarty

Is Luncarty in your area for bathroom resealing?

Yes, Luncarty is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we will send you a clear quote.

Is Luncarty within the area you cover?

Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you hold any approvals?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

How long will the resealing take?

One bath or shower is around two hours’ work, including cutting out the old sealant. A full bathroom and kitchen can take most of a day.

Can you reseal around my kitchen sink and worktop?

Yes. We reseal worktop upstands, sinks and splashbacks, with a sealant suited to kitchens, colour-matched where it shows.

Can tenants book the work?

We’re happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

Does someone need to be in?

For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you don’t need to watch us work.

Do you do commercial work?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.

How we quote for bathroom resealing

The quote reflects the job in front of us. We take into account:

  • The number and length of the joints
  • Any working-time requirements on site
  • Mould in or behind the old joints
  • The product the joint needs

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we’ll go through it with you.

Helping us quote

When you call or email, these details help:

  • Roughly how big the job is
  • Where the job is, and your postcode
  • How we’d reach the joints
  • A few pictures by email, if you can

Asking for a quote is easy: let us know the job and the location. Photos by email help us understand the job, and we will take it from there.

Do you need bathroom resealing in Luncarty?

Sealing over old silicone is one of the commonest mistakes we find. New silicone will not bond to old silicone, so it peels, leaks and hides mould behind it.

Any of these means the joints need attention:

  • Shrunken sealant along the back of a worktop
  • Lumpy, uneven sealant from a DIY attempt
  • Failed sealant on the screen profile
  • Two layers of silicone, both failing

For landlords with property near Perth station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Questions to ask before you book

  • How the surfaces are prepared before sealing
  • What happens if the job turns out different
  • Whether the sealant suits the joint
  • Who does the work, and how experienced they are

Bathrooms and kitchens in Luncarty

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Managing a site like Bertha Park High School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you live in an older home near Redgorton Church, older homes can move a little, which is hard on rigid grout and tired sealant.
