External mastic in Luncarty, done properly

Movement joints let brickwork, render and cladding expand and shrink without cracking. The sealant in it has to stretch and squeeze for years, and when it fails, the wall takes the strain and water finds a way in. We are often asked to deal with movement joints filled with mortar instead of sealant and panel joints letting water in, on brickwork movement joints, concrete & block and render & cladding joints.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.

The work is covered for a year after we finish. If anything isn’t right with it, email us at info@mrmastic.co.uk.

Common problems we fix in Luncarty

A lot of failed joints come down to preparation: joint faces that were dusty or damp, unprimed where they needed it, or still carrying old sealant. The new sealant then lets go long before it should.

These are the problems we are asked about most:

  • Sealant that has lost its bond to the brick or render
  • Joints pointed up with cement by mistake
  • Movement joints with cracked, split or missing sealant
  • Plants rooting in failed movement joints

If you let a flat or house near Perth station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

What to look for in a quote

  • Is the old sealant removed completely?
  • What preparation is included
  • What the cure time is
  • Who does the work, and how experienced they are

10 questions to ask before booking

Can I do it myself?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Looking after it afterwards

How long the joints last depends on use and care. Here’s what we suggest:

  • Show decorators and builders where the movement joints are
  • Have failed joints looked at early
  • Fix overflowing gutters above sealed joints
  • Look over the joints every year, ideally after winter

Keep pressure washers away from the sealant. High-pressure water can lift the edges over time.

Gaps, plants or missing sealant in a joint are worth getting looked at. Earlier resealing means a smaller job and a better result.

Work for landlords, hotels and businesses

We also work for property managers and facilities teams. Several sites can go on one quote.

Letting agents often deal with us directly. Tell us the address, the job and how access works.

What we can’t put right

It helps to know what we can’t do:

  • Subsidence or other structural problems
  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Cracks in the bricks or render themselves, away from the joints

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.

Surfaces we seal

  • Brickwork movement joints
  • Joints between brick and frames
  • Façade panels
  • Copings & trims
  • Concrete & block
  • Render & cladding joints

What we do, step by step

There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the work takes a few hours for a handful of joints, longer for a whole elevation in most cases. Outside jobs in Luncarty need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. Old sealant and any debris are cut and raked out.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

Why act early in Luncarty

Pointing a movement joint with mortar might seem a neat fix, but it locks the joint solid. The movement then cracks the brickwork or render nearby. A flexible sealant over backing rod is what the joint needs. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Why Luncarty clients choose us

  • We leave the area clean and tidy
  • White, clear, grey or another colour, product permitting
  • Any old sealant cut out fully, not covered over
  • Domestic, commercial and hotel work

Common questions in Luncarty

Do you work for landlords with property near Perth station?

Yes, we work for letting agents and landlords. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.

Do you cover Luncarty for external mastic?

Yes, Luncarty is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Is it OK to fill a movement joint with cement?

No. Mortar locks the joint solid, so the movement cracks the wall elsewhere. Use a flexible sealant with backing rod.

Is there a guarantee?

Yes. All our work carries our one-year guarantee.

Will the old sealant be removed?

Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Can you reach joints on upper floors?

That depends on how high the joints are and the ground below. Low-level joints are straightforward; for higher work, tell us about the building and we’ll confirm what’s needed.

What does external mastic cost?

We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

Do the sealants smell?

Some sealants have a smell while they cure, which fades as it sets. Ventilation helps.

External mastic in Luncarty: local notes

Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

In the older streets around Redgorton Church, the joints between older walls, newer extensions and the roofline need a sealant that can move. If you look after a building such as Bertha Park High School, larger buildings have long runs of movement joint that eventually need resealing.
