How we handle bathroom resealing in Middleton

Across Middleton, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. If you have water getting behind the kitchen upstand and water escaping at the shower enclosure, we can help.

A bathroom in a place like Middleton gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

We stand behind the work with a one-year guarantee.

Wet rooms

In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, and our work is on the visible joints only.

Shower trays & enclosures

Water often gets past the wall profile of a shower enclosure. We reseal it along with the base of the enclosure, sealing the side the enclosure’s instructions call for.

How we quote for bathroom resealing

There’s no set price list. The quote depends on:

  • The type of sealant required
  • Access and height
  • Whether old sealant or filler has to be cut out
  • How much there is to do

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are unsure, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

Helping us quote

Photos by email are helpful but not essential. Try to tell us:

  • Photos by email, if that is easy
  • Where the property is
  • How we’d reach the joints
  • If someone has resealed it before

For a quote, drop us a line at info@mrmastic.co.uk with the location and a short description of the problem. You’ll have a clear quote before work begins.

Bathrooms and kitchens in Middleton

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Homes close to Old Parish Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. If you let a flat or house near Dunkeld & Birnam station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

When something else is needed

Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant won’t put right:

  • Water coming from the plumbing rather than the joint
  • Loose or hollow tiles, or failed tanking behind them
  • Water getting in through the grout rather than the sealant

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.

Why deal with it now?

Most of the work in a good reseal happens before any silicone goes on: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Without that preparation, the new bead will not last. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Doing several joints on one visit is generally more efficient than separate visits, so it’s worth mentioning everything you’d like done. We will send you a clear quote for the lot.

What happens on the day

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes two to three hours for a typical bath, depending on how much old sealant there is and we leave things clean and tidy. For a place like Middleton, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. First the area is protected and every bit of old sealant removed.
  2. Next, the joint is cleaned and any mould is treated.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We clear away and tell you when it can get wet, generally after around 24 hours.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Never pick at the silicone with a blade
  • Squeegee the walls and tray after use
  • Do not leave water standing on kitchen joints
  • Check the joints every few months for splits or lifting

Keep bottles and razors off the sealant line, as they hold water against it. Squeegeeing the walls and tray after use keeps water from sitting on the joint.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. A reseal in time can save the worktop.

Common questions in Middleton

Can you do bathroom resealing in Middleton?

Yes, Middleton is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear price.

Will you come out to Middleton?

Yes, Middleton is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Where is Mr Mastic based?

We work from Crawley. Our applicators cover Middleton.

Do I have to be there?

It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

Can you reseal around my kitchen sink and worktop?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then a colour-matched bead is laid.

What information do you need?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

What colours of sealant can you use?

We can use white, clear or a colour to suit. On a worktop we colour-match where the joint shows.

Do the sealants smell?

Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.
