Regrouting in Middleton, Perth and Kinross
Problem with your tiled areas in Middleton? We cut out the old, prepare the joints and apply the right sealant, and the work is guaranteed for a year.
- Grout that makes sound tiles look old
- Cracked grout along the bath or tray
- Greasy, stained grout behind the hob
Common problems we fix in Middleton
Some grout fails because it was mixed or laid badly. Grout that was too wet, not packed in or cleaned off too hard can wash out within a few years.
Keep an eye out for these signs:
- Grout that makes sound tiles look old
- Splashback grout that has darkened
- Grout washed out of a shower
- Floor grout that won’t come clean
For an older house near a landmark such as Old Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

How we handle regrouting in Middleton
A grout colour change can freshen a room without retiling. Light grout can go darker to hide marks, or the other way round. Tell us what you have in mind when you ask for a quote. We are often asked to deal with discoloured grout on otherwise sound tiles and gaps where the shower grout has gone, across bathroom floors, wet rooms and shower walls.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

Will regrouting fix loose tiles?
New grout cannot hold loose tiles in place. We check the tiles first and tell you if any are loose or hollow so you know where you stand.

Leave it or put it right?
Bleach can lighten stained grout for a while, but mould that has got into grout normally comes back. Replacing the grout and resealing the edges is a lasting fix. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you’re unsure, email us at info@mrmastic.co.uk and we will give you an honest view and a quote.

When it is not the sealant
Honest advice matters more to us than a booking, so here’s what new sealant won’t do:
- Tiles that are chipped or split
- Tiles that have come away from the wall
- Movement in a stud wall or floor
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

What affects the cost of regrouting
Every job gets its own quote. These are the things that affect it:
- How many areas need sealing
- The number and length of the joints
- The old material and how stubborn it is
- Whether the work is at height
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.
What we need to know
Photos by email are helpful but not essential. Please mention:
- Photos by email, if that’s easy
- Any access issues, like height or stairs
- If it’s domestic, commercial or a hotel
- Roughly how big the job is
Want a quote for regrouting? Please email us at info@mrmastic.co.uk with a few details. You will know what we plan to do, and what it will cost, before any work begins.
How the visit works
You don’t need to clear the whole room or building before we come, only the area right around the joints. We protect the rest, and the work takes a few hours for a shower enclosure, longer for a whole room for a typical job. Outside jobs in Middleton need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- First we agree what’s being done and flag any loose tiles.
- We remove the old grout carefully.
- Dust is cleared from every joint.
- We grout the joints and wipe the tiles clean.
- Internal corners and edges are resealed.
Before we arrive
- On commercial sites, let us know about site rules
- Tell us about access, such as stairs, a lift or high-level joints
- Tell us about any water getting in

Bathroom floors
Floor grout takes foot traffic as well as water. It gets worn and dirty.
Wet rooms
Both the grout and the silicone in a wet room matter. We renew both.
DIY versus a professional finish
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Bathrooms and kitchens in Middleton
In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
Letting a property close to Dunkeld & Birnam station? Then clean grout and fresh sealant between tenancies make a bathroom look cared for again.
