Regrouting for Bankfoot homes and businesses

What we do, step by step

You do not need to clear the whole room or building, only the area right around the joints. Everything nearby is protected, and the job takes a few hours for a shower enclosure, longer for a whole room for a typical job. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. First, we check for loose or hollow tiles and point out any we find.
  2. We rake out the old grout to an even depth, taking care of the tile edges.
  3. We vacuum the joints and clean out the dust.
  4. We fill the joints with new grout, then clean the tiles.
  5. We reseal the internal corners and edges with silicone.

Advice

How we handle regrouting in Bankfoot

Changing the grout colour is a simple way to update tiles. You might go from white to grey or back again. Tell us what you have in mind when you ask for a quote. We’re often asked to deal with grout that makes sound tiles look old and shower grout that has worn away, across bathroom wall tiles, wet rooms and bathroom floors.

Bathrooms in smaller places like Bankfoot work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

Big or small, you get the same 12-month guarantee in Bankfoot and across Perth and Kinross.

Common questions in Bankfoot

Will you come out to Bankfoot?

Yes. Bankfoot is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can you help a landlord with a rental near Dunkeld & Birnam station?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.

Do the sealants smell?

There can be a smell while the sealant cures, but it fades. Opening a window helps.

Will it make a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

Is it possible to regrout only the shower area?

Yes, we often do. Shower grout tends to go before the rest, so many people regrout just that part.

Can you regrout if a few tiles are loose?

If tiles are loose, something behind them has normally failed. Regrouting alone is not the answer and we’ll say so before going ahead.

Do you take out the old sealant first?

Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Do you guarantee regrouting?

Our 12-month guarantee covers every job.

What happens if it’s left?

With regrouting, your tiles stay where they are. Retiling means stripping the walls, making good and choosing new tiles, and often a few days without a shower. When the tiles are fine, it’s the sensible first step. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

What affects the quote in Bankfoot

Your quote is based on your job. We take into account:

  • Any mould that needs treating
  • The size of the job
  • Access and height
  • The type of sealant required

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

Asking for a quote

To make quoting easier, please include:

  • Where the property is
  • The rough size of the job
  • What’s wrong with the joints now
  • Photos by email, if that’s easy

Getting a quote is simple: tell us what needs doing and where, and roughly how big it is. Photos by email help us understand the job.

Different surfaces, different methods

Shower walls

A shower wall is soaked daily, so its grout takes the most punishment. It usually fails first.

Wet rooms

In a wet room, the whole floor gets wet, so good grout is important. We check for loose tiles before starting.

Bathrooms and kitchens in Bankfoot

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Rented homes near Dunkeld & Birnam station change hands often, and a regrout while the flat is empty is quicker than working around a tenant.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Run the extractor fan during and after a shower
  • Keep harsh bleach and acid cleaners off the grout
  • Do not ignore a tile that feels loose
  • Wipe water off the walls when you are done

Check the corner silicone now and then. It’s the part that moves, so the sealant there will need renewing in time.

Fixing grout early is a small job. Left, the same problem can let water through, so get it looked at when you notice it.

When something else is needed

New sealant cannot fix everything, and we will tell you before work begins. Sealant will not put right:

  • Failed tanking or waterproofing under the tiles
  • Leaks from pipes, valves or wastes (a plumber’s job)
  • Movement in a stud wall or floor

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before booking.

Joints and surfaces we work on

  • Bathroom wall tiles
  • Kitchen splashbacks
  • Tiled floors
  • Wet rooms
  • Bathroom floors
  • Shower walls

When to call us in Bankfoot

A poor original job is a common cause. If it was mixed too wet or not pressed in firmly can wash out within a few years.

The problems people usually mention when they call include:

  • Grout washed out of a shower
  • Kitchen splashback grout stained by grease
  • Grout that is cracking and breaking up
  • Grout in corners that has cracked

Homes close to Auchtergaven Parish Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.
