Bankfoot Window Mastic
Window mastic across Bankfoot and nearby, with old sealant always removed completely.
- Untidy mastic left by window fitters
- Leaking joints at the ends of sills
- Old mastic that has gone black or come away
Window mastic in Bankfoot, done properly
There are two joints on most windows. Outside, the mastic keeps rain out; inside, the joint between frame and plaster stops draughts and tidies the reveal. Either or both can be done. If you have whistling draughts around closed windows and white mastic on grey or black frames, we can help, whatever the surface.
Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
Our work is backed for twelve months, in Bankfoot and everywhere else we cover.

What affects the quote in Bankfoot
Call for a quick quote. What matters most is:
- Whether the work is at height
- The type of sealant required
- The number of rooms or windows
- Whether old sealant or filler has to be cut out
The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.
Asking for a quote
You do not need to know the technical terms. Just tell us:
- If someone has resealed it before
- Access, such as stairs, a lift or height
- What’s wrong with the joints now
- How many joints, rooms or windows are involved
To get a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We will give you a clear quote before any work starts.
Leave it or put it right?
Resealing frames is a short job: it takes a few hours for a handful of frames, longer for a whole house. Wait for damp to appear and there may be plaster and decorating to sort out too. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

What we do, step by step
Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it normally takes a few hours for a handful of frames, longer for a whole house. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- We check each frame and agree which ones need doing.
- Next the failed sealant is cut away and the joint cleaned.
- We fit backing rod in deep gaps so the sealant is the right depth.
- New exterior sealant goes on in a matching colour and is tooled smooth.
- Finally we tidy up and check each joint.
Getting ready for the visit
- Plan for the work area to be out of bounds to pets and children
- Clear items away from the joints we’re working on
- On commercial sites, let us know about site rules

Advice
Bankfoot: your questions answered
Will you come out to Bankfoot?
Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Do you cover Bankfoot for window mastic?
Yes. We work across all of Scotland, and Bankfoot is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.
Do you work for letting agents?
Yes, regularly. We can quote for several properties at once.
Can you seal the gap between the frame and the plaster indoors?
Yes. Draughts often come through the inside gap too, so it can be worth sealing both.
Do I need to be at home?
That depends on where the joints are. For work indoors, someone needs to let us in.
Do the sealants smell?
Possibly a little. Any smell clears as the sealant cures, and ventilation helps.
How long before the joint can be used?
Cure times vary by product and the temperature. We tell you how long to leave it before we go.
Is it OK to seal over old sealant?
No, because it fails. The old sealant always comes out first, so the new sealant bonds properly.

Frames and glazing around Bankfoot
Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
If you let a flat or house near Dunkeld & Birnam station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. Homes close to Auchtergaven Parish Church include some older properties, and the joint between an old wall and a newer frame is generally the first place rain gets in.

What sealant work can’t fix
In fairness, some problems need a different trade:
- A sash or casement that will not close properly
- Penetrating damp from a failed cavity tray or render
- Soft or decayed wood in the frame
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.
Surfaces we seal
- Aluminium frames
- Patio & French doors
- Timber windows & doors
- uPVC windows
- Window sills
- Composite doors
What the job involves on each surface
uPVC windows
Some uPVC windows were sealed at fitting with a quick bead that never bonded. We cut it out, back any deep gaps and reseal properly.
Composite doors
Draughts round the door leaf usually come from worn seals or adjustment, not the mastic. We seal the frame and let you know about anything else.
DIY sealant or a professional job?
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
