Window mastic near Scone

Different surfaces, different methods

Patio & French doors

Patio and French doors have the longest joints on most houses. The threshold and the bottom corners take the most water, so they get particular care.

Aluminium frames

Aluminium needs a sealant that bonds to coated metal and we avoid acetoxy silicones, which can react with some metals. We use a neutral-cure product.

Window mastic in Scone, done properly

Over two decades of sealing frames has taught us which products suit which walls. We’re ARBOMaster approved and fully insured, and we give a 12-month guarantee on the work. We are often asked to deal with water coming in at the bottom corners of a door and gaps between the frame and the inside reveal, across timber windows & doors, uPVC windows and aluminium frames.

Outdoor sealant needs a dry surface, so window work around Scone is planned around the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

You are covered for a year from the day we finish. If anything isn’t right with it, email us at info@mrmastic.co.uk.

Honest limits

In fairness, there are a few things sealant won’t fix:

  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • A frame that has rotted at the joint
  • Worn gaskets, brush seals or a door that has dropped

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before booking.

How the visit works

Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. In total, it generally takes anything from an hour or two to a full day, depending on how many frames there are. Outdoor work around Scone depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First, we go round the frames with you and agree the list.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. Every joint is tooled smooth and checked before we leave.

Preparing for the visit

  • Tell us about any water getting in
  • Mention any sign-in or site rules at work premises
  • Let us know about earlier repairs to the joints

Advice

Should I try it myself first?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

For landlords and businesses

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

If you manage several properties in or around Scone, several properties can be quoted together. Send us the addresses and the work at each, and photos by email help.

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Check the mastic once a year
  • Avoid blasting the frames with a pressure washer
  • Make sure the drainage slots aren’t blocked
  • Keep paint off silicone joints

Timber frames need their paint kept up, because bare, wet timber moves more and pulls at the joint. Paint up to the joint, not over the silicone.

A failed joint lets water into the wall a little at a time. You might not see it until plaster blows or a damp patch appears inside. Early resealing stops it reaching that point.

Scone homes and the weather

Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

Around Scone, as everywhere, window mastic is only as good as the preparation behind it. Rented homes near Perth station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints.

Why act early in Scone

Choosing the product is half the job. Decorators’ caulk and bathroom silicone are not designed for outside joints that move. A low-modulus exterior sealant keeps its stretch through hot and cold weather. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

The cost depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before work begins.
