Floor joint sealing in Scone

In commercial and industrial units, concrete floor joints take a hammering from wheels and traffic. We reseal them with a product chosen for the movement and the traffic. We work on thresholds, skirting boards and tiled floors, and the jobs we see most are grout cracking in a straight line across a floor and open joints that fill with dirt.

Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

All our work is covered by our one-year guarantee.

Joints and finishes in Scone homes

Floors around Perth and Kinross run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.

Around Scone, as everywhere, floor joint sealing is only as good as the preparation behind it.

Aftercare tips

Joint life depends on how it’s used and looked after. We suggest:

  • Keep dirt out of the joints
  • Check the sealant is paintable before decorating
  • Cone off fresh joints until they’re ready
  • Act on grout cracks that run in a straight line

Follow the cure time before walking on or cleaning the joint. Feet are generally fine before mopping or wheeled traffic so we will give you each time.

In wet areas, an open floor joint lets water reach the subfloor. A sound seal stops that happening.

When it isn’t the sealant

We’ll always be straight with you, so here’s what new sealant won’t do:

  • Bouncy or failing floorboards
  • Damaged concrete that needs breaking out and repairing
  • Water getting under the tiles from elsewhere

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before booking.

What happens on the day

The work is kept neat and contained to the joints we’re treating. Expect the work to take a few hours for most rooms, longer for large commercial floors, and we tell you how long to leave it before we go. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We start by looking at the floor, the gap and the traffic, then choose the product.
  2. We take out any old caulk, sealant or grout along the line.
  3. The joint is vacuumed clean, with backing fitted wherever depth matters.
  4. A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
  5. The joint is tooled to a neat finish and we tell you when it can take feet and a mop.

Preparing for the visit

  • Mention any tricky access
  • Tell us about any water getting in

Advice

What happens if it’s left?

Regrouting a cracked line in a tiled floor rarely fixes it. The movement is still there, so the grout fails again. Replacing that line with flexible sealant gives it somewhere to go. In a place like Scone, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote.

Work for landlords, hotels and businesses

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

Your questions about floor joint sealing in Scone

Do you cover Scone for floor joint sealing?

Yes. We work across all of Scotland, and Scone is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.

Can you help a landlord with a rental near Perth station?

Yes, landlords and agents are among the people we work for. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.

What should I tell you?

Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply drop us a line at info@mrmastic.co.uk.

Can new sealant go over the old?

No. We remove every bit of old sealant first.

Do you work on commercial floors?

Yes, including warehouses, units, shops and offices. We can plan around your opening times with out-of-hours work where needed.

Are you fully insured?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

Why not just use caulk?

Caulk is fine for dry joints that don’t move, but it splits where the joint moves or gets wet. We use a flexible sealant for most skirting and floor joints.

Do the sealants smell?

Sometimes, a little. It fades as the sealant cures.

Surface by surface

Skirting boards

Skirting-to-floor joints are a regular job for us. We take out any cracked caulk before sealing.

Commercial floors

Commercial floors take more traffic than most homes. We talk through the traffic and choose a sealant suited to it.

Common problems we fix in Scone

Decorators’ caulk is often used along skirting because it’s cheap and paintable. It cracks where there’s movement or water.

The problems people usually mention when they call include:

  • Floor edges that trap water and grime
  • Tiled floors with no room to move
  • Gaps opening between the floor and skirting
  • Chipped and open joints in warehouse floors

Letting a property close to Perth station? Then gaps at skirtings and thresholds are worth sealing between tenancies.

What to look for in a quote

  • What insurance they hold
  • Which sealant they’ll use, and why
  • Is VAT in the price?
  • How the surfaces are prepared before sealing
