Floor joint sealing for homes and businesses in Kinross
Floor joint sealing is mostly about choosing the right product and preparing the joint. We remove what’s there first, the joint is cleaned and backed where needed, then the new sealant goes in. We are often asked to deal with gaps between floors and kitchen plinths and threshold joints that have opened or worn, on concrete floor joints, tiled floors and wet room & bathroom floors.
Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.

The process
We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a few hours, depending on the length of joint and we leave things clean and tidy. Around Kinross, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We start by looking at the floor, the gap and the traffic, then choose the product.
- Whatever is in the joint now, whether caulk, grout or sealant, comes out.
- The joint is vacuumed clean, with backing fitted wherever depth matters.
- We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
- The joint is tooled to a neat finish and we tell you when it can take feet and a mop.
How to prepare
- Let us know about stairs, lifts or work at height
- Tell us about any previous sealing or DIY attempts
- Mention any parking rules near the property

Advice
Joints and finishes in Kinross homes
Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles. Floors around Perth and Kinross run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. That is why the skirting and threshold joints need a flexible seal.
If you look after a church, hall or community building such as St Paul's Episcopal Church, floor and skirting joints in halls and kitchens wear like any others.

What to tell us for a quote
You don’t need to know the technical terms. It helps if you can tell us:

- If it’s domestic, commercial or a hotel
- Where the job is, and your postcode
- Roughly how big the job is
For a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We will send you a clear quote before any work starts.
Why deal with it now?
Caulk is quick and cheap, but it cracks where the joint moves or gets wet, but the movement soon cracks it. A flexible sealant moves with the floor and keeps the joint sealed. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

Different surfaces, different methods
Wet room and bathroom floors
Bathroom floors meet baths, trays, panels and skirting. We seal them with anti-fungal sanitary silicone to keep water out of the edges.
Thresholds
Two different floors meeting at a threshold move differently. A flexible sealant bridges them.

How to look after the new joints
To keep the joints looking good and working properly:
- Ask before painting over a sealed joint
- Have a cracking tiled floor checked before tiles break
- Do not slide heavy items over sealed joints
- Vacuum floor joints regularly to stop grit building up
Follow the cure time before walking on or cleaning the joint. Feet are usually fine before mopping or wheeled traffic, and we’ll tell you both.
A tiled floor that cracks along a line will keep cracking until it can move. A flexible joint added early helps protect the tiles themselves.
Kinross questions
Do you cover Kinross for floor joint sealing?
Yes. We work across all of Scotland, and Kinross is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing.
Is floor joint sealing in Kinross guaranteed?
All our work, in Kinross and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.
Will I be able to paint over the new joint?
If you tell us beforehand, yes. We use a paintable flexible sealant on joints you plan to paint.
What sealant do you use?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
Can tenants book the work?
We are happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.
Can you match the sealant colour?
We help you choose a colour that suits. The product needed can limit the range.
Are you fully insured?
Yes. We are fully insured, and we have been doing sealant work for more than 20 years.
Do I need to be at home?
It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.
Can I do it myself?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
What we are called out for in Kinross
Some floors were never given a perimeter gap or movement joint. It pushes against the walls and skirting as it expands, and the sealant or grout breaks.
Keep an eye out for any of the following:
- Skirting caulk that keeps splitting
- Failed seals where bathroom floors meet baths and panels
- Grout cracking in a straight line across a floor
- Dirt and water collecting in open floor joints
If you look after a building such as Kinross High School, floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up.
Questions to ask before you book
