External mastic in Bankfoot, done properly
We’re ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Some surfaces need a primer before sealing, and we don’t skip that step. We work on joints between brick and frames, brickwork movement joints and concrete & block, and common reasons people get in touch are movement joints filled with mortar instead of sealant and sealant that has lost its bond to the brick or render.
Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.
The work is covered for a year after we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

Your quote is based on your job. We take into account:
- How easy the joints are to reach
- Any working-time requirements on site
- The size of the job
- The number of rooms or windows
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Call for a quick quote and we will go through it with you.
Asking for a quote
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- A few pictures by email, if you can
- If it’s domestic, commercial or a hotel
- Whether it has been sealed before

Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we’ll talk you through the work before giving you a price.
Honest limits
Before booking, it’s worth knowing the limits:

What happens on the day
There’s no need to move everything out, just the space around the work. Everything nearby is protected, and the job takes anything from a few hours to several days, depending on the building in most cases. Outside jobs in Bankfoot need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- First we look over the joints with you, agree which to renew and talk through access.
- We cut out the failed sealant and rake out any dirt or growth.
- Both sides are cleaned back to sound material and primed if needed.
- Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
- A flexible exterior sealant is applied and tooled in a colour to suit the wall.
Before we arrive
- Mention any leaks or damp you’ve noticed
- Let us know about stairs, lifts or work at height
- Mention if the joints have been sealed before

Different surfaces, different methods
Joints between dissimilar materials
Wherever two materials meet, they move differently. A flexible sealant bridges the two so the movement is taken up.
Brickwork movement joints
Vertical joints in long brick walls let the brickwork expand without cracking. They’re resealed over backing rod with a low-modulus sealant in a colour to suit the brick.
Should I try it myself first?
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Walls and rooflines in Bankfoot
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.
If you live in an older home near Auchtergaven Parish Church, an extension built onto an older house moves differently, and the joint between them takes the strain. If you let a flat or house near Dunkeld & Birnam station, outside joints that have cracked can let damp into a rental, so check them between lets.

Common questions in Bankfoot
Will you come out to Bankfoot?
Yes. Bankfoot is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Is Bankfoot in your area for external mastic?
Yes. We work across all of Scotland, and Bankfoot is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.
Will there be a smell?
Sometimes, a little. It fades as the sealant cures, and ventilation helps.
Which products do you use?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
Do you work at height?
That depends on the building and the joints. We work on joints that can be reached safely. Give us some details and we will confirm the access.
How long does external mastic last?
It depends on the exposure, the movement and the product. Sealant is a maintenance item, so check the joints once a year.
Do you take out the old sealant first?
Yes, every time. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.
Can landlords and businesses book you?
Yes, we do. Domestic, commercial and hotel work are all part of what we do.
Looking after it afterwards
How long the joints last depends on use and care. We suggest:
- Walk round the building once a year and look at the joints
- Show decorators and builders where the movement joints are
- Ask before painting over external sealant
- Keep high-pressure jets off the joints
Give the sealant the cure time we tell you before anything rubs against it. The surface skins over quickly, but full cure takes longer.
Small splits are the time to act. At that stage it’s a simple cut out and reseal.
