External & façade joints in Caputh, Perth and Kinross
Professional external mastic in and around Caputh, with old sealant always removed completely.
- Cracked joints where brick meets render or frames
- Damp patches traced to an open external joint
- Failed sealant between panels on a façade
Do you need external mastic in Caputh?
Sometimes a movement joint was filled with mortar or a rigid filler, often by someone who didn’t know what it was for. With the joint locked solid, the movement turns into cracks elsewhere in the wall.
Any of these means the joints need attention:
- Weeds or debris growing in open joints
- Damp patches traced to an open external joint
- Failed seals between different materials
- Failed sealant between panels on a façade
For landlords with property near Dunkeld & Birnam station, split movement joints are easy to miss on a rental until damp shows inside.

External mastic for homes and businesses in Caputh
We’re ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Porous or awkward surfaces are primed where the sealant needs it and we use one wherever it does. Common call-outs are for weeds or debris growing in open joints and leaking joints around cladding and façade panels, on render & cladding joints, brickwork movement joints and copings & trims.
External sealant needs dry surfaces, so outdoor work around Caputh is planned around the weather. Let us know about access to every wall and roofline.

Different surfaces, different methods
Copings and trims
Coping and trim joints face rain and sun head on. We reseal them with an exterior sealant suited to the material.
Cladding and façade panels
Panels heat up and cool down quickly, so the joint sealant has to cope with frequent movement. We choose the product to suit.
What external mastic looks like in Caputh
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.
If you live in an older home near Caputh Parish Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

What else we do in Caputh
For landlords and businesses
We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will quote.
We work for landlords and letting agents as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.
What affects the quote in Caputh
We quote each job individually. This is what makes a difference:
- The product the joint needs
- Working hours on commercial sites
- How many areas need sealing
- How easy the joints are to reach
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
What to tell us for a quote
Photos help, but a description is a good start. Try to tell us:
- Access, such as stairs, a lift or height
- Pictures of the joints, sent by email
- If someone has resealed it before
- What’s wrong with the joints now
Every job is quoted individually, so start by telling us what you need. Simply drop us a line at info@mrmastic.co.uk and describe the job, and pictures are welcome.
The process
Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes anything from a few hours to several days, depending on the building. Outside jobs in Caputh need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- Each joint is checked and the colour of the new sealant agreed.
- Failed sealant is removed back to clean, sound faces.
- Backing rod goes in so the sealant can stretch between the two faces.
- We prime the faces where required.
- We gun in low-modulus sealant and tool it neatly.
Getting ready for the visit
- Let us know about earlier repairs to the joints
- Let us know if you’ve seen damp or leaks
- For indoor joints, keep the area dry beforehand if you can

Advice
What happens if it’s left?
Done well, a resealed joint is a neat, straight line that suits the wall. A rushed bead with no backing looks untidy and doesn’t last so it’s worth doing right. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
The cost reflects the work involved, not a rough estimate. That is why we ask about the job first and agree the price before starting.
Why Caputh clients choose us
- Tidy, careful work
- ARBOMaster approved applicator
- We never seal over old sealant
- A sealant colour to suit the surroundings
Read our cost guide or our reviews.
Aftercare tips
Aftercare is simple:
- Fix overflowing gutters above sealed joints
- Clear growth from the base of walls and joints
- Show decorators and builders where the movement joints are
- Ask before painting over external sealant
Don’t let soil, plants or ivy build up against the new joints. Anything that holds water against the joint wears it out sooner.
Once a joint cannot move, the wall finds another way, generally as cracking in the brickwork or render nearby. Catch it early and you reduce the risk.
Caputh questions
Is Caputh in your area for external mastic?
Yes, Caputh is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.
Will you come out to Caputh?
Yes. Caputh is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
How long does the job take?
It depends on the size of the job, but as a guide it takes a few hours for a handful of joints, longer for a whole elevation. We’ll give you a better idea when we quote.
Can you seal joints between two different materials?
Yes. The old joint is removed, both surfaces cleaned and primed where needed, and a flexible sealant applied. The colour is chosen to suit.
Should I point up the gap in my brickwork?
No, not if it’s a movement joint. Pointing it stops it working and can lead to cracking. A flexible sealant is the right fill.
Is it OK to seal over old sealant?
No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. It all has to come out first.
Are you an approved applicator?
Yes. We’re an ARBOMaster approved applicator.
Is there any odour?
Possibly a little. It fades as the sealant cures, and ventilation helps.
