External Mastic in Spittalfield
Sealing brickwork movement joints, render, cladding and façade joints for homeowners, landlords and businesses in Spittalfield. Fully insured, ARBOMaster approved and guaranteed for a year.
- Rain getting behind render or cladding at a joint
- Rigid filler in a joint that should flex
- Sealant that has lost its bond to the brick or render
How we handle external mastic in Spittalfield
As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Some surfaces need a primer before sealing, and we do not skip that step. Common call-outs are for failed sealant between panels on a façade and movement joints filled with mortar instead of sealant, on joints between brick and frames, copings & trims and render & cladding joints.
Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.
You’re covered for a year from the day we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

What we are called out for in Spittalfield
Poor preparation causes many early failures: joint faces that were dusty or damp, unprimed where they needed it, or still carrying old sealant. The sealant never bonds properly.
Signs it’s time to call us include:
- Damp patches traced to an open external joint
- Weeds or debris growing in open joints
- Joints pointed up with cement by mistake
- Panel joints letting water in
Around Spittalfield, as everywhere, external mastic is only as good as the preparation behind it.

What affects the quote in Spittalfield
The price is agreed before any work begins. It takes into account:
- The product the joint needs
- Any working-time requirements on site
- How many areas need sealing
- Whether the work is at height
Doing several joints on one visit is normally more efficient than separate visits. We’ll give you a clear price for the lot.
What we need to know
You don’t need to know the technical terms. Just tell us:
- If someone has resealed it before
- How we’d reach the joints
- If it’s domestic, commercial or a hotel
- Pictures of the joints, sent by email

What external mastic looks like in Spittalfield
Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
For landlords with property near Dunkeld & Birnam station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

Spittalfield: your questions answered
Is Spittalfield within the area you cover?
Yes, Spittalfield is covered. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Can you help a landlord with a rental near Dunkeld & Birnam station?
Yes, we work for landlords and agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.
Do you work at height?
Each building is different. Tell us the height, the number of joints and what’s below them.
Do you guarantee your work?
Yes. Each job is guaranteed for twelve months.
What does external mastic cost?
Size, access and the old material all affect the cost. Call for a quick quote and we’ll talk you through it.
Why do you put foam in the joint first?
That is backing rod, a closed-cell foam. It keeps the sealant at the right depth and bonded to the sides only.
Can I do it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
What information do you need?
Only a few details: where it is, what you’ve noticed and how we reach it. Then email us at info@mrmastic.co.uk.

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
When it isn’t the sealant
New sealant can’t fix everything, and we’ll tell you before we start. Sealant won’t put right:
- Structural movement, which needs a surveyor or engineer
- Damp that is not coming from the joint
- Adding movement joints to masonry that has none
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before you book.
What we seal
- Façade panels
- Concrete & block
- Copings & trims
- Render & cladding joints
- Brickwork movement joints
- Joints between brick and frames
Leave it or put it right?
The longer a joint stays open, the more water the wall takes in. Wet masonry is more easily damaged by frost around the joint, so the damage spreads beyond the joint. In a place like Spittalfield, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please send an email to info@mrmastic.co.uk and we will talk you through it.

Should I try it myself first?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
What we do, step by step
We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a few hours to a few days, depending on the length of joint and the access, and the area is left clean. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- First, the joints are inspected and the access agreed.
- Every bit of old sealant and any mortar or debris is cut out.
- The faces are brushed clean and primed where the product requires it.
- Backing rod sized to the joint goes in to set the depth.
- The exterior sealant is applied, tooled and checked along its length.
