When to call us in Spittalfield
Grout is rigid, so a tiled floor with nowhere to move cracks along a grout line. You will see a crack running along the grout, where a flexible joint should have been.
Keep an eye out for these signs:
- Rigid edge joints in tiled floors
- Floor edges that trap water and grime
- Skirting that has pulled away from the floor
- Tiled floors with no room to move
In and around Spittalfield, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint.

About our floor joint sealing in Spittalfield
Concrete floors in warehouses and units have joints that take heavy wear. Each is resealed with a floor-joint product suited to what runs over it. If you are dealing with cracked grout where a tiled floor needs a movement joint and open joints around bathroom floor edges, we can help, on concrete floor joints, tiled floors and wet room & bathroom floors alike.
Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.
Big or small, you get the same one-year guarantee.

How to look after the new joints
To keep the joints looking good and working properly:
- Check the sealant is paintable before decorating
- Keep heavy wheels off new concrete joints until cured
- Use furniture pads near skirting
- Avoid caulk in bathrooms and kitchens
Have a look at the joints once the heating season is over. Small gaps at the ends can be touched up.
In wet areas, an open floor joint lets water reach the subfloor. A sound seal stops that happening.
How we quote for floor joint sealing
The quote reflects the job in front of us. We look at:
- How much there is to do
- How easy the joints are to reach
- Working hours on commercial sites
- The old material and how stubborn it is
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Do you cover smaller places like Spittalfield?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Do you guarantee your work?
Yes. All our work carries our 12-month guarantee.
I’m a tenant. Can you help?
Of course. Check with your landlord; we can send the quote to them too.
Where is Mr Mastic based?
We are based in Crawley, West Sussex, and we work across South East England, London and Scotland.
Why not just use caulk?
Caulk cannot cope with movement or water. Skirting joints move with the floor, so we use a flexible sealant that stretches.
What should I tell you?
Only a few details: where it is, what you’ve noticed and how we reach it. Then drop us a line at info@mrmastic.co.uk.
Is it OK to seal over old sealant?
No, it will not last. It can look neat for a few weeks, but the new bead soon lifts. The old sealant has to come out completely.
DIY sealant or a professional job?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Floor joint sealing around Spittalfield
Floors around Perth and Kinross run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.

How the job changes by surface
Thresholds
Thresholds take daily traffic, so we choose a hard-wearing, flexible product.
Wet room and bathroom floors
Bathroom floor edges get wet at every clean. A flexible seal stops water running into the gap.
What happens on the day
We keep the work tidy and contained to the area we’re working on. Expect the work to take a few hours, depending on the length of joint, and we explain the cure time before we leave. Somewhere like Spittalfield may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First we check the joint and the floor and agree which sealant suits it.
- We take out any old caulk, sealant or grout along the line.
- We clean and vacuum the joint and fit backing where the depth needs setting.
- A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
- Finally we tool it smooth and explain when the floor can be used and cleaned.
Preparing for the visit
- Plan for the work area to be out of bounds to pets and children
- Move anything stored near the joints
- Mention any sign-in or site rules at work premises
