About our commercial sealant in Bankfoot
We fit the work around your building. We can work room by room, floor by floor or in batches, and out-of-hours work or early starts can be arranged. If you have sealant failing again soon after quick repairs and split sealant where wet room floors meet walls, we can help, on welfare facilities, rental portfolios and retail & leisure sites alike.
Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. All of them have washrooms, kitchens and fire-rated joints that need looking after.
You are covered for a year from the day we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

How the job changes by surface
Hotel bathrooms
Guest bathrooms are resealed room by room or in batches, so most rooms stay available. Each room is handed back with its cure time for housekeeping.
Student & care accommodation
Empty rooms between terms or tenancies are easy to reseal, though occupied rooms can be done too.
For landlords and businesses
For anyone letting property in or around Bankfoot, jobs at different addresses can go on one quote. Send us the addresses and the work at each.
Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.
When something else is needed
To be straight with you, some problems need a different trade:
- Damaged sanitaryware that needs replacing
- Fire risk assessments or certification
- Failed tanking or loose tiles behind the sealant
If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Common questions in Bankfoot
Do you cover smaller places like Bankfoot?
Yes, Bankfoot is covered. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Can you help a landlord with a rental near Dunkeld & Birnam station?
Yes, we work for landlords and agents. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.
Are you an approved applicator?
Yes. Mr Mastic is an ARBOMaster approved applicator.
Will the old sealant be removed?
Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.
How long will you be here?
A typical job takes a few hours per room, so whole buildings are phased, including the preparation. We’ll confirm how long when we quote.
Which products do you use?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We’ll tell you what we’re using and why.
Does someone need to be in?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
Where are you based?
We’re based in Crawley, and we work across South East England, London and Scotland.
The process
Every visit runs the same way: we check the joints, protect the area around them, carry out the job and clear up. It generally takes anything from a few hours to several days, depending on the number of rooms. Somewhere like Bankfoot may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We walk the site with you and agree the rooms, the order and the hours.
- Every area is sheeted and the old silicone stripped out.
- Joints are cleaned, treated for mould and dried.
- Anti-fungal sanitary silicone goes into wet areas, with suitable sealants elsewhere.
- Each room is checked and handed back with its cure time.
Getting ready for the visit
- Keep pets and children clear of the area while we work
- Mention any sign-in or site rules at work premises
- Tell us if parking is tricky

Do you need commercial sealant in Bankfoot?
Internal washrooms and en suites without a window rely entirely on extraction, so if the fan is weak, steam lingers and the sealant stays damp. That is when black mould sets into the bead.
Signs it’s time to call us include:
- Leaks from showers into rooms or ceilings below
- Sealant failing again soon after quick repairs
- Washroom sealant that looks dirty however often it’s cleaned
- Tired sealant ahead of a health and safety audit
For buildings such as Auchtergaven Parish Church, halls and community kitchens see heavy use, and their sealant shows it.
Questions to ask before booking
- Whether they’re fully insured
- Whether all the old sealant comes out first
- Whether the sealant suits the joint
- Who turns up on the day
Looking after it afterwards
So the new joints stay in good condition:
- Check the joints during routine room inspections
- Keep extractor fans working and serviced
- Keep strong chemicals and scourers off the joints
- Schedule work around occupancy
Daily cleaning with harsh chemicals shortens the life of any sealant. Ask cleaners to use mild products and soft cloths on the sealant, with stronger products kept off the bead.
Water from a failed shower seal can travel: through floors, into ceilings and across into corridors. Dealing with the joint early stops that spread.
What happens if it’s left?
Guests and staff judge a building by its bathrooms. Mouldy silicone looks unhygienic, however hard housekeeping work, and scrubbing won’t fix it. New sealant does. Around Bankfoot, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
