Problem with your fire-stopping gaps in Bankfoot? We cut out the old, prepare the joints and apply the right sealant, with a 12-month guarantee.

  • Gaps around pipes and cables through fire-resisting walls

Trusted fire rated sealant in Bankfoot

What happens if it’s left?

Squirting in whichever sealant is nearest does not make a fire seal. A fire-rated product only performs as tested when it’s installed to its tested detail, which is why we match the product and the method to each gap. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Why Bankfoot customers choose us

  • Trusted Arbo and Everbuild sealants
  • We leave the area clean and tidy

About our fire rated sealant in Bankfoot

We do not assess buildings or decide what fire stopping is needed; your assessor, designer or building control sets that out. What we do is apply the right product to that specification, properly and neatly. If you are dealing with seals cut through by electricians, plumbers or data installers and unsealed gaps where pipes and cables go through a wall, we can put it right, whatever the surface.

Work in a place like Bankfoot is planned ahead, journey included, so it can be fitted around bookings or opening times where possible.

The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Honest limits

In fairness, some problems need a different trade:

  • Issuing a fire rating or certificate for a building
  • Openings too large for sealant, which need batts, boards or another system
  • Walls or floors that weren’t built to resist fire

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.

Your questions about fire rated sealant in Bankfoot

Do Scottish building rules affect fire-rated sealant work in Bankfoot?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Will you come out to Bankfoot?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can you work in occupied buildings?

Yes, whether the building is a school, an office, flats or an HMO, and whether it’s in use or not. Tell us how the building is used and we’ll plan around it.

Can ordinary silicone be used in a fire-stopping gap?

No. A gap that needs fire stopping needs a tested fire-rated product fitted to the maker’s details.

Do you do fire sealant around door frames?

Yes. We often seal open gaps hidden behind the architrave. The door and its fittings are a separate job for a door specialist.

Is it messy?

Very little: the area around the joints is protected first, and we tidy up before we go.

What’s the difference between intumescent and fire-rated sealant?

An intumescent material expands when it’s heated. Many fire-rated sealants work this way, but not all and which one is used depends on the job.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint.

Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Fire rated sealant in Bankfoot: local notes

Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details; we don’t certify buildings or carry out fire risk assessments.

For buildings such as Auchtergaven Parish Church, gaps around pipes and cables are worth checking after any building work there.

The quote reflects the job in front of us. We take into account:

  • Whether the work is at height
  • Whether there’s mould to deal with
  • Whether old sealant or filler has to be cut out
  • The number of rooms or windows

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

How the visit works

Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it generally takes anything from a few hours to several days, depending on how many gaps there are. For a place like Bankfoot, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Before starting, we go through the specification or action list with you.
  2. We measure every gap and note what it’s in and what passes through.
  3. Unsuitable material such as ordinary foam or silicone is cut out and the gap cleaned.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. Every location is recorded with the product used.

Before we arrive

  • On commercial sites, let us know about site rules
  • Let us know if you’ve seen damp or leaks
  • Tell us if parking is tricky

How to look after the new joints

Simple care keeps the joints in good condition. Our advice:

  • Photograph sealed gaps before they’re covered up
  • Check risers, ceiling voids and cupboards during building checks
  • Report cracked or damaged seals as soon as you notice them
  • Don’t paint over fire sealant until it has cured

Avoid covering a sealed gap with anything that isn’t part of the tested detail. If it needs repair, use the same type of product. We can tell you which product we used.

It’s easiest to seal gaps while they’re few and easy to reach. Leave them and each new job adds another hole.

Do you need fire rated sealant in Bankfoot?

Sometimes the wrong product was used from the start: general-purpose foam, everyday silicone or caulk where a fire-rated seal was needed. It may look fine, but it isn’t a fire-rated seal.

Signs it’s time to call us include:

  • Gaps flagged on a fire risk assessment
  • Gaps left after a refit or conversion
  • Old fire sealant that has split or come away
  • Gaps where walls meet ceilings or slabs
