What the job involves on each surface
Linear gaps
Gaps along the top of partitions are easy to miss above a ceiling. We work along the whole run so there are no open sections left.
Door frames
Our work is the joint between frame and wall. The door leaf, its seals and closer need a door specialist, and we’ll say if we spot a problem with them.
How we handle fire rated sealant in Perth
We often work from an action list drawn up by a fire risk assessor on buildings across Perth. If you share the list, we can quote for the gaps that need fire-rated sealant. If you have holes left by a change of layout and gaps filled with a product that isn’t fire-rated, we can put it right.
Commercial jobs in a town like Perth range from shops and offices to schools, hotels and care homes, all with washroom, kitchen and fire-rated joints to look after.
Every job comes with a 12-month guarantee, wherever you are in Perth and Kinross.

Commercial buildings in Perth
Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. We install fire-rated sealant to the product’s tested details; we don’t certify buildings or carry out fire risk assessments. There are hotels and other places to stay in and around Perth. Hotel work can be planned room by room, with out-of-hours working where needed.
For landlords with property near Perth station, fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through. Schools such as Perth High School are buildings too, and gaps opened by contractors for new cabling are a common finding in schools and offices.

What happens if it’s left?
Items left open on a fire risk assessment tend to come back at the next review. Getting them done and written up gives you evidence that the item was dealt with. If you live in a flat in Perth, failed sealant can send water to the neighbours below, which turns a small job into a bigger one.
The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first and agree the price before starting.

FAQs for Perth
Do you work for hotels and guest houses in Perth?
Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
Do Scottish building rules affect fire-rated sealant work in Perth?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
Do you do fire sealant around door frames?
Yes, if the gap is within the product’s tested range. Our work is the gap around the frame, and we will mention anything we notice about the door.
Can ordinary silicone be used in a fire-stopping gap?
No. It might close the gap, but it isn’t a fire-rated seal. A tested fire-rated product is needed.
Is it OK to seal over old sealant?
No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.
Can you tell me which gaps need fire stopping?
No. That’s for a fire risk assessor, designer or building control. We apply fire-rated sealant to the requirements they set.
Can you do several jobs on one visit?
Of course. Doing several areas at once is usually more efficient, so mention them when you ask for a quote.
Can you tell me how many minutes the seal will last?
We don’t give ratings or certificates for our work. The requirement comes from your assessor, designer or building control, and we apply a product tested for it with a record of each location.
Work for landlords, hotels and businesses
In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
For anyone letting property in or around Perth, jobs at different addresses can go on one quote. Send us the addresses and the work at each, and photos by email help.
What we do, step by step
We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes from a few hours to a few days, depending on the number of gaps and the access. For a job in Perth, tell us where the work is, how to get in and where to park. Outdoor jobs need a dry day, so they can move if the weather turns.
- We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
- Each gap is measured and its substrate and service noted.
- Any non-fire-rated filler is removed and the faces cleaned.
- The specified fire-rated sealant goes in over any backing its detail requires.
- We hand over a list of locations and products for your records.
How to prepare
- Clear items away from the joints we’re working on
- Tell us about access, such as stairs, a lift or high-level joints
- Where the joints are inside, avoid wetting them before we arrive
Ask for a quote
We do not publish a price list. Instead, we give you a clear quote for your job. To get started, email us at info@mrmastic.co.uk.

How we quote for fire rated sealant
The quote reflects the job in front of us. We take into account:
- Which sealant suits the joint
- Working hours on commercial sites
- How many areas need sealing
- The size of the job
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
Helping us quote
Before you ask for a quote, have a think about:
- The problem you’ve noticed
- Pictures of the joints, sent by email
- Where the job is, and your postcode
- Roughly how big the job is
If you are in Perth and need fire rated sealant, drop us a line at info@mrmastic.co.uk. Tell us what the problem is and where, and we will agree the price before any work begins.
When it is not the sealant
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- Problems with the door itself rather than the gap around the frame
- Certifying a building or signing off its fire safety
- Big openings where sealant alone isn’t the tested solution
If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.
What we seal
- Service penetrations
- Linear gaps
- Door frames
- Pipe & cable gaps
- Plasterboard & masonry
- Flats & HMOs
Looking after it afterwards
A little care helps the new joints last. Our advice:
- Do not fill fire-stopping gaps with ordinary foam or silicone
- File the fire-stopping record where your assessor can find it
- Flag any open gap you spot round a pipe or cable
- Ask which product was used before you paint
Leave the sealant to cure fully before painting near it. Not every fire-rated sealant takes paint.
An open gap isn’t only a fire issue: they also let noise, draughts and sometimes pests through. Dealing with them early helps with all of these.
