Common problems we fix in Kinross
Gaps around door frames are easily missed. The architrave hides the gap between frame and wall, so it’s easy to leave unsealed when doors are changed.
Keep an eye out for any of the following:
- Open joints along the top of partitions
- Sealant items on a fire risk assessment action list
- New service routes left unsealed after building work
- Old fire sealant that has split or come away
If you look after a church, hall or community building such as St Paul's Episcopal Church, older buildings that have had new heating or wiring often have service gaps worth checking.

How we handle fire rated sealant in Kinross
In flats, HMOs, offices and schools, fire stopping is often disturbed by later work. A new cable run or a replaced pipe can leave an open hole behind. We seal them with a product tested for that kind of gap. Common call-outs are for door frames with gaps between frame and wall and gaps filled with a product that isn’t fire-rated, on plasterboard & masonry, linear gaps and service penetrations.
Work in a place like Kinross is planned ahead, journey included, so it can be fitted around bookings or opening times where possible.

How it works
There is not much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes from a few hours to a few days, depending on the number of gaps and the access. Outdoor work around Kinross depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- Before starting, we go through the specification or action list with you.
- We measure every gap and note what it’s in and what passes through.
- Unsuitable material such as ordinary foam or silicone is cut out and the gap cleaned.
- We fit backing where needed and apply the fire-rated sealant to depth.
- We hand over a list of locations and products.
Before we arrive
- Plan for the work area to be out of bounds to pets and children
- Let us know if you’ve seen damp or leaks
- Tell us about any previous sealing or DIY attempts

Advice
Also in Kinross
Different surfaces, different methods
Masonry and concrete
Core-drilled and broken-out holes in concrete are often irregular. We check the gap size around the service against the product’s tested range.
Flats and HMOs
Conversions generally leave a mix of old and new service holes. We seal the ones on your specification with a tested product and the locations noted.
How we quote for fire rated sealant
The quote reflects the job in front of us. We take into account:
- Any working-time requirements on site
- Whether there’s mould to deal with
- How many areas need sealing
- Access and height
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs. Call for a quick quote and we’ll go through it with you.
What to tell us for a quote
To make quoting easier, please include:
- The problem you’ve noticed
- Photos by email, if that’s easy
- Any previous sealing or DIY work
- Where the job is, and your postcode
To get a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We will give you a clear quote before any work starts.
Aftercare tips
A little care helps the new joints last. We recommend:
- Take photos of fire stopping before ceilings or boxing go back
- Never patch a fire seal with standard sealant
- Keep the record of products and locations with your fire safety documents
- Get damaged fire seals looked at promptly
Leave the sealant to cure fully before painting near it. Not every fire-rated sealant takes paint, so ask us which we used.
Leave a fire-stopping gap open and smoke can move through the building much more easily. Closing it is generally a straightforward job.
Why act early in Kinross
Doing it once, properly, beats doing it twice. Work that doesn’t follow the tested detail may have to come out again when the building is next checked. In an older home around Kinross, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.
What you get with us
- More than 20 years in sealant work
- Fully insured
- Anti-fungal silicone where joints get wet
- Experience in homes, commercial sites and hotels

Kinross: your questions answered
Do you work in hotels near Kinross?
Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
Do Scottish building rules affect fire-rated sealant work in Kinross?
Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.
What does fire rated sealant cost?
Size, access and the old material all affect the cost. Call for a quick quote and we’ll talk you through it.
Does someone need to be in?
We need access to the joints, so we’ll agree that with you when we book. Indoors, that usually means someone at home.
Do you offer different sealant colours?
In most cases you can choose. We’ll explain which colours are available and agree one before any work starts.
Do you remove the old sealant?
Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.
Should I try DIY first?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

What fire rated sealant looks like in Kinross
There are hotels and other places to stay in and around Kinross. For hotels, a room-by-room programme keeps most rooms in use while the work goes on. Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. We install fire-rated sealant to the product’s tested details; we don’t certify buildings or carry out fire risk assessments.
Schools such as Kinross High School are buildings too, and service openings in fire-resisting walls need checking after any refurbishment.
