Fire rated sealant in Scone

Why act early in Scone

An unsealed gap lets smoke and fire get round a wall that was built to hold them back. A proper seal lets the wall do its job again, and the work involved is often modest. In an older home around Scone, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Why Scone clients choose us

  • Quality sealants from Arbo and Everbuild
  • We leave the area clean and tidy
  • Old sealant always removed completely
  • A 12-month guarantee on all work

Fire rated sealant in Scone, done properly

Ordinary silicone or decorators’ caulk in a fire-stopping gap is not a fire-rated seal. Anything unsuitable comes out first and the gap is resealed with a product tested for that use. If you’re dealing with open gaps behind door architraves and gaps where walls meet ceilings or slabs, we can help, on flats & HMOs, plasterboard & masonry and pipe & cable gaps alike.

For holiday lets, guest houses and community buildings in or near Scone, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Commercial buildings in Scone

Scone has hotels and guest accommodation in and around it. For hotels, a room-by-room programme keeps most rooms in use while the work goes on. Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. We install fire-rated sealant to the product’s tested details, though we do not certify buildings or do fire risk assessments.

In and around Scone, as anywhere, good fire rated sealant starts with a clean, dry, properly prepared joint. Rented homes near Perth station change hands often, and new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

Scone is about 2 miles north-east of Perth, in Perth and Kinross. Our applicators cover fire rated sealant for homes and businesses in Scone. Across Perth and Kinross, we cover 107 places, and Scone is one of them. We also work in Dundee, around 17 miles away.

We cover every part of PH2 for fire rated sealant and the streets around it. You’ll find streets such as Woollcombe Square, Union Road and Mansfield Road, all of which we cover. The process

At the end, we look at the finished work together and explain the cure time. The work normally takes anything from a few hours to several days, depending on how many gaps there are, depending on the size of the job. For a place like Scone, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. Access to each area is agreed so the work can run in order.
  2. We take out any damaged or unsuitable sealant.
  3. Gaps are cleaned of dust and loose material.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

Getting ready for the visit

  • Mention any leaks or damp you’ve noticed
  • Keep children and pets away from the work area
  • Mention any parking rules near the property

Advice

Keeping the joints in good condition

Good habits help new joints last longer. A few tips:

  • Check risers, ceiling voids and cupboards during building checks
  • Include fire stopping when you schedule refits
  • Do not fill fire-stopping gaps with ordinary foam or silicone
  • Ask every contractor to reseal any fire stopping they disturb

Do not add foam, filler or ordinary sealant over a fire seal. Repairs should use a matching fire-rated product. We can tell you which product we used.

Open gaps don’t only matter in a fire: noise, draughts and even pests can come through too. Dealing with them early helps with all of these.

Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

How the job changes by surface

Linear gaps

Some linear gaps have to cope with movement as well as fire. We choose a product and depth that suit the gap and the movement, following the tested detail.

Plasterboard walls

In plasterboard walls, the condition of the board edge matters. Crumbling edges are cleaned back before the sealant goes in.

What affects the cost of fire rated sealant

Your quote is based on your job. We look at:

  • The number and length of the joints
  • When we can work, for business premises
  • How many rooms, windows or areas are involved
  • Whether the work is at height

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will explain what it covers.

We do not publish a price list, because every job is different. Instead, your job gets its own clear quote. To arrange one, email us at info@mrmastic.co.uk.

Scone questions

Are the rules for fire-rated sealant different in Scotland?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Do you work for landlords with property near Perth station?

Yes, we work for landlords and agents. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

Are you ARBOMaster approved?

Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Do you offer different sealant colours?

We will suggest a colour to suit the surroundings. The choice depends on the product the joint needs.

Can new sealant go over the old?

No. New silicone will not bond to old silicone, and it traps any mould or water underneath. We remove it all first.

How much does fire rated sealant cost in Scone?

Every job is different, so each one gets its own quote. For a quick quote, send an email to info@mrmastic.co.uk and let us know what needs doing and where.

Can you work in occupied buildings?

Yes, whether the building is a school, an office, flats or an HMO, and whether it’s in use or not. Tell us how the building is used and we will plan around it.

Will we have a record of what was sealed?

Yes. We note each location and the product that went in.
