About our fire rated sealant in Alyth
In flats, HMOs, offices and schools, fire stopping is often disturbed by later work. One new cable or pipe can leave a gap that nobody goes back to seal. We seal them with a product tested for that kind of gap. If you’re dealing with damaged fire sealant left by other trades and sealant items on a fire risk assessment action list, we can help.
For holiday lets, guest houses and community buildings in or near Alyth, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.
All our work comes with a 12-month guarantee, wherever you are in Perth and Kinross.

Different surfaces, different methods
Masonry and concrete
Core-drilled and broken-out holes in concrete are often irregular. We check the gap size around the service against the product’s tested range.
Door frames
Behind most architraves is a gap between frame and wall. Where it’s open, we seal it to the product’s details for that gap size before the trim goes back.

Questions from Alyth
Do you take on hotel work around Alyth?
Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.
Will you come out to Alyth?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Will there be a smell?
Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.
What information do you need?
The location, the problem and the rough size of the job. If you can, email a few photos.
Do you offer different sealant colours?
We help you choose a colour that suits, from white and clear to greys and other shades. The choice depends on the product the joint needs.
Should I try DIY first?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.
Can you seal over the old sealant?
No, and we never do. It may look fine at first, but the new layer lifts away from the old one. The old sealant has to come out completely.
Are you ARBOMaster approved?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
DIY sealant or a professional job?
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
Aftercare tips
To keep the joints looking good and working properly:
- Plan fire stopping into any work that goes through walls or floors
- Ask every contractor to reseal any fire stopping they disturb
- Take pictures of fire stopping before ceilings or boxing go back
- Flag any open gap you spot round a pipe or cable
Tell other trades that the gaps have been sealed, and ask them to reseal anything they cut through. Later work is a common cause of damaged fire stopping.
Any job that breaks through a wall or ceiling should include resealing. Catching it then saves a separate visit later.
What happens if it’s left?
Fire-rated sealants need more care than everyday sealant. Depth, backing and surface preparation all affect how a seal performs, and we work to the product details every time. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Honest limits
We will not take on work that won’t last, so here’s what sealant cannot put right:
- Fire risk assessments, which need a qualified assessor
- Fire doors that need new seals, closers or hardware
- Big openings where sealant alone isn’t the tested solution
If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before booking.

What fire rated sealant looks like in Alyth
Alyth has hotels and guest accommodation in and around it. Hotel work can be planned room by room, with out-of-hours working where needed. In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details, though we don’t certify buildings or do fire risk assessments.
Around Alyth, as everywhere, fire rated sealant is only as good as the preparation behind it. Community buildings like Parish Church are part of the picture too: older buildings that have had new heating or wiring often have service gaps worth checking.

Work for landlords, hotels and businesses
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.
Hotels need rooms back in use, so the work can be planned room by room. We’ve worked in hotels as well as homes and businesses.
What happens on the day
There’s no need to move everything out, just the space around the work. Everything nearby is protected, and the work takes a few hours for a handful of gaps, and longer for a whole building in most cases. For a place like Alyth, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
